07.01.2022 A Development Application (DA) is a formal request for consent to carry out any form of development on a parcel of land in NSW. This type of Development Approval is the most common way of getting development consent in NSW. In almost all cases Council issues the development consent, although a State agency (Consent Authority) may do occasionally. A Development Consent does not give the applicant or owner the right to commence work, as a Development Consent carries Council con...ditions of that approval. These conditions must be satisfied before any work commences. These conditions carry mandatory conditions of approval which include the issue of a Construction Certificate. A Construction Certificate is required after a Development Consent is approved and is issued by the Council or Private Certifier (FOX BUILDING CERTIFIERS) and before any building work is carried out. It certifies that: - all statutory conditions of approval have been met ie: Section 94 contributions, Home Warranty Insurance. - the construction plans and specification comply with the relevant standards (ie National Construction Code & Australian Standards). - the construction plans and specifications are consistent with the development consent; and - all conditions of the development consent requiring compliance prior to the issue of a construction certificate are finalised.

05.01.2022 Critical Stage Inspections Inspections during construction help to ensure that what is built remains consistent with what has been approved in the development consent and construction certificate, and that the building will meet acceptable standards of health, safety and amenity. Mandatory critical stage inspections have now been introduced for the construction phase of development.... 04.01.2022 Structural Slab Detail Inspection Boland Drive The engineering system pictured is just one of many designs for highly reactive soil types for this region.... This slab has screw-in steel piers sunk 4 metres into the ground. A cardboard waffle pad is constructed under the black plastic and concrete is then poured for the start of the dwelling. The cardboard pods are there to allow the soil to swell and contract without damaging the concrete slab.
