13.01.2022 I saw a legend this afternoon. I was on the way home from a BBQ in Bentley Park and noticed a guy with a black guitar case (backpack style) walking along in the storm water drain picking up all the rubbish he could see. He was obviously on his way to or from somewhere and was just picking it up as he walked. Great work mate!!!

08.01.2022 Advantages of timber framing in houses Timber framing is a very popular choice for many Australian families and here are the some of the reasons why. Proven and popular... - Carpenters have decades of experience working with timber. - It is very well understood by building designers. Ease of renovating and low-cost flexibility - Due to the decades of experience carpenters have working with wood, any changes that need to be made on site during construction are simple to achieve as they have the tools and the know-how. If extra timber is needed it is as close as the nearest hardware store - Whether you are extending due to a growing family or just want to change the space that currently have, and make it more functional, timber framing is simple and easy to work with. Strong, stable and quiet - Since the properties of timber are so well understood, a timber-framed house won’t be noisy, as it doesn’t expand and contract during temperature changes and risk premature cracking in plaster linings. Environmental advantages - Most Australian sourced timber is governed under two certification systems and means that the wood is produced in an environmentally responsible and sustainable manner. - Wood removes greenhouse gases from the atmosphere and stores the carbon in the timber in your home. Approximately half the dry weight of wood is carbon. This process stores the timber for as long as the building exists plus any additional time that the timber is recycled and re-used in another building. Termites and durability - Termite barriers and treated timbers has resulted in resistance to termite attacks. It is still important to have inspections at regular intervals (frequency depends on each individual situation). - With the correct maintenance and inspections timber will last for very long periods. Many Australian timber framed houses are well over 100 years old which shows the longevity of wood. Insulating - Timber framing helps to insulate your home and has a higher R-value than many other materials. This means that it doesn’t act like a thermal bridge conducting heat from one side to the other. This information was sourced from woodsolutions.com.au. 03.01.2022 Are you thinking about renovating but are unsure on how much it will cost? We always get asked for an approximate price up front. The answer I always respond with is it depends. Whilst this may seem daunting, it’s important to understand that every building and site has multiple variables that require detailed calculations to work out an accurate price. Below are some examples of pricing based on our experience. Please note that these are very general figures and any ...works that you look at undertaking will need to be quoted by a professional to achieve an accurate budget. These figures are for illustrative purposes only and do not constitute a quotation. Lifting a house and building underneath. To lift an existing house of roughly 150m2 floor area and build in underneath can cost upwards of $200,000. Concrete and earthworks can be around $25,000 which can easily increase if on a sloping or rocky site. To lift and support the house would be $30,000+, and then you would be looking at approximately $130,000 to $170,000 for stud or blockwork walls, plasterboard, cladding, stairs etc. You will find that there are several cost calculators available online which may give you an indicative price also. Some of the ones that we have looked at are: * https://www.archicentreaustralia.com.au/re/cost-calculator/ * http://www.lmigroup.com//calculat/buildingcalculator.aspx * https://www.realestate.com.au/lifest/renovation-calculator/ Please be aware that these are not 100% inclusive of all variables and they are based on Australia wide pricing which may not be as relevant to your local area. We don’t use them for our quoting purposes but they are something that we have come across online that we felt may help our viewers. 01.01.2022 Insurance responsibilities when renovating Does the builder’s insurance cover the existing property if a claimable event occurs whilst construction is in progress? Usually not. The builder should Comprehensive Insurance which will cover any damage to the works in progress only. The builder should also have Public Liability Insurance to cover any third-party damage which includes liability to the owner’s property that is by fault of the builder but would exclude damage from we...ather or vandalism. It is the owner’s responsibility to notify their insurance company that renovation/alteration works are to take place. The insurance company will then decide if the owner’s existing property is covered or not. If the owner’s insurance company decides not to cover them, then the builder can then take out additional insurance to cover the owner’s existing property. I hope this helps you understand what is and isn’t covered and what you need to do to keep your insurance current during renovations/alterations. If you would like more information, please contact me and I can email you a fact sheet or explain in more detail.
