18.01.2022 Do you want to generate more business ? B 2 B - Business to business Bartercard are not what they used to be. No more annual fees and no more transaction fees. 15.01.2022 In the beginning of this year I signed for a block of land to try have a project builder build for me. They had advertised a fantastic land & house price on The Gap and it seemed like a deal. Or was it ? From the first meeting the costs jumped considerably. 1. Firstly they did not have the soil tests for that block and that would add between $ 10 - 15 K on the price for foundation costs; 2. they did not know the buyer personal preferences and based the price on their very... basic entry level house. This house's finishes were so austere I would be embarrassed to build it for low-income housing; 3. the designs they had were generic and they all needed correcting to suite the buyer’s block and suite the buyers final choices. These alterations add more costs; 4. roof tiles instead sheeting, was an extra. 5. the builders they use, work very economical hence the good rate. To achieve this, they have to be quick and very basic. No fancy stuff. This does not relate well to your special family home. 6. the block must be pre-levelled and flat, 7. and many more issues. I was so frustrated with all the meetings, selections and spiralling costs, that I was unfortunately quite abrupt with the sales agent ( as I had signed on the purchase of the land already ). All the sales agent could do was stare at me ' like a dear in head lights'. He was only doing what his boss had told him to. The best project home on display was a Hampton style design. As is, I was told it would cost $ 1 .1 million to complete. Make no mistake it was beautiful, as most show houses are. Most builders who build for ‘ Project Builders ‘ a.k.a. Property Developers, are happy to work with your design and apply their 'special rates'. What are your thoughts on this matter? Are project builder’s worth their talk and very smart advertising?

14.01.2022 Beware the ‘ per hour ‘ man. It is staggering how revising a quote only ever seems to go up. Understandably your details around the quote may have improved but I have never experienced a quote coming down in price. In addition to this is the ‘per hour‘ man. When quoting they view all the work at hand but halfway through may realize they do not have the right tools to complete the job. This could mean that you will need to pay them for their hours thus far, and then hire a new... man with the right tool. The worst I have heard from a builder mate, is a lady being charged $3,500 for a consultant to advise her about a prospective job, which took 1 hour. Beware of the ‘ per hour ‘ man. Clearly understand what your costs are going to be upfront and negotiate what happens if the job cannot be completed. Architects are generally rather expensive, as they extensively customise the building design around your needs. They not only produce plans and elevation drawings but include schedules, scope of works, contract documentation, extensive detailing, which is beyond the requirements of a family home.... Draftsmen are generally economical because they limit the hours spent on your project to make it affordable. You may get a reworking of a design they did before, for a similar block. 07.01.2022 You must have a plan ! Like with most things in life, you must have a plan ! A plan to understand what you want A plan to prioritize and strategize ... And most importantly, a plan of action. Many of us, are considering improving on our home or our lifestyles, especially with Government stimulus grants. Most builders are very busy and some have commented to me that they aren’t seeing potential clients if they don’t have a plan. 06.01.2022 Enclosing your garage for extra home space. One of the quickest ways to gain extra space for you home is to enclose the garage. This is especially true where the garage is attached to your house or where the garage is below the house. However, here are some consideration to be aware of before you start. 1. Usually, a garage would be classed and approved as a Class 10 building. This class is reserved for structures like car ports; sheds & garages where the structure; insulatio...n and waterproofing treatment is not as critical as with a house. Foundation are slightly smaller, floor slabs slightly thinner or not as high off the ground or don’t have a damp-proof lining under the slab. All these items need to be investigated and improved on, before your extension can be approved. 2. With spaces under houses, the critical issue is head height. The NCC (National Construction Code), require that all habitable spaces like bedrooms or living rooms have a minimum ceiling height of 2.4 meters. One can raise the building at a reasonable expense or excavate the floor lower if the terrain allows it. Natural ventilation and light are contributing factors when ceiling height is considered. Very few certifiers approve spaces below this height limitation. 3. Walls to garaging often do not have thermal insulation or damp-proofing to them. It is easy enough to install thermal wool when lining the walls with sheeting but where brickwork has been employed, especially if acting as a bit of an earth retainer wall, the damp proofing behind the wall is something that must first be taken care of. The extension exercise can be a sure way to add easy space and value to your home but please be sure to consult a professional to have it legally approved.
