23.01.2022 USQ PREPARES FOR EXCITING AGRICULTURE EXPANSION! USQ, together with the Grains Research and Development Corporation, are preparing an expansion of the Agricultural and Engineering Precinct at the Toowoomba campus for an investment of $15 million. Wiley, a Brisbane based construction company who have taken on the multi-million dollar job, have confirmed that works have commenced. The expansion will include new microbiology laboratories, biosecurity laboratories, quarantine laboratories and controlled growing environments where any climate can be imitated, which means further research into crop production and harvesting will be able to provide farmers more accurate information on farming methods. While a projected completion date is yet to be released, we will endeavour to keep you updated on the projects progress.

14.01.2022 HAS THE INLAND RAIL ROUTE BEEN DECIDED? Discussions are continuing surrounding the Inland Rail route through Southern Queensland, however former Groom MP Ian Macfarlane has suggested that the route may have already been decided on. There are currently four different routes running from Gowrie to Yelarbon to choose from, however Mr Macfarlane said just last week that the most popular routes are the original corridor through Millmerran and a run through Felton. ... Current Groom MP, John McVeigh, met with 250 landholders at the Southbrook Hall last Friday to discuss the lack of communication during the decision making process between Government and the property owners. The Australian Rail Track Corporation will decide on a 2 kilometre wide corridor initially, before refining the exact route, which is yet to be officially released. We will endeavour to keep you updated as new information comes to light.

06.01.2022 Nexus has shared a time-lapse to show how much work goes into the $1.6 Billion project. The one minute video shows work being completed at the Rocky Gatton Creek Bridge. Nexus has said they will be releasing further information throughout the rest of this month and 2018.



05.01.2022 HOW WILL MY CONTRACT PROGRESS OVER THE CHRISTMAS BREAK? Under the standard Contract terms, any dates that fall due on a day that is not a Business Day will become due on the next Business Day. The Contract specifically states that the 27th through to the 31st of December are not Business Days, therefore if you have a condition due such as finance, building and pest or settlement in the Christmas closure period, it will be pushed out til January 2018. The last Business Day for... 2017 will be Friday the 22nd of December, and the next Business Day Tuesday the 2nd of January. If you sign a Contract over the Christmas closure period, the statutory cooling off period is not governed by the same conditions, so your 5 day cooling off period will progress nonetheless. Most solicitors will take a break over Christmas, so speak with your solicitor and agent now to clarify dates for your Contract. See more

03.01.2022 Herron Todd White Valuers NovemberMonth In Review The Toowoomba rental market appears to have stabilised after vacancy rates fluctuated between 3% and 4% between January 2016 and January 2017 following an apparent oversupply of investor driven new housing and unit product. Since a large exit of absentee investors and cooling of the market, vacancy rates have continued to fall to a more comfortable rate of 2.6% as at September 2017. This could be a result of less new product... being brought to the market and a gradual taking up of new properties. Additionally, the Toowoomba Second Range Crossing project is well underway, employing approximately 700 people. With many based locally, anecdotal evidence suggests that a many of these employees occupy a number of rental properties and are contributing to the current lower vacancy rate. This may be proven once the Range Crossing is completed at the end of 2018. Toowoomba and surrounding suburbs have a very diverse rental market with a large range of rental properties in all areas and at varying price ranges. The unit rental market varies anywhere from $160 to $450 per week depending on size and location. The housing rental market can vary anywhere from $180 to $700 per week. Having such a diverse rental market naturally means a diverse range of tenants and household types ranging from students accessing the University of Southern Queensland, patients of the three hospitals, workers of the recent and current development projects, families relocating for the range of schooling available and workers and professionals. There is no obvious market favouring tenants or landlords with reasonably stable supply and demand factors at present. The Toowoomba area has traditionally had a stable rental market with reasonably low vacancy rates and enough rental competition to keep rents at acceptable levels. With new product still being made available to the property market, big infrastructure projects completed, underway and pending, the rental market will be one we will be continuing to study closely.

Remember to double check that all windows and doors are secure before leaving and that items of value can’t be seen through windows. You can buy a timer to plug a lamp into for less than $6 from Bunnings, which provides the illusion of a lived-in home and a deterrent for thieves. Have a neighbour or friend collect your mail while you’re away so that it doesn’t build up, and ensure that you update your home and contents policy to include any valuable Christmas presents you receive.

01.01.2022 MASSIVE SOLAR FARM GETS THE GO-AHEAD! The Bulli Creek Solar Farm, a 5,400 hectare farm proposed for either side of the Gore Highway near Millmerran and billed as the largest solar farm in Australia, has been given the go-ahead from the Federal Government. The 2,000MW project has been designed in four stages, and is to be built over three properties historically cleared and used for cattle grazing and crop growing. The solar farm will be built on vacant land, without much need for the clearing of land as part of construction. Studies have found that there are no threatened species living within the solar farm's development footprint, or within the easement corridor required to connect the solar farm to the Bulli Creek substation. The project was first approved by Toowoomba Regional Council in February 2015.
