23.01.2022 First post! Termites and Landscaping. One of my projects at the moment is working on a house that has had termite damage. While doing this I also had the a CCTV Inspection done to check the plumbing to make sure there were no broken pipes that could be creating a moist area under the slab that could attract termites. ... Issue 1 This is and old stile brick base, where the slab is poured in against the first three courses of bricks. This requires an external chemical barrier to go around the full perimeter of the house. We found evidence that barrier had been installed, BUT, at some stage this barrier had been damaged or removed during the placement of a patio slab. Removing any external protection. Issue 2 The landscaping (concrete and soil) was built up to within 50mm of the weep holes. This is a huge no no for any termite barrier. The landscaping (including the patio slab) was sloping towards the house, increasing the moisture around the footings and creating an attractive environment for termites. The moisture also attracted the root system of the trees that are planted too close to the house, which lead to roots growing under the slab and were found in the toilet plumbing about 6m from the base of the trees. Issue 3 The landscaping also lead to moisture migrating through the bricks leading to slab edge dampness. This means the concrete edge has a high moisture content, which can and did lead to damage of the timber frame through mould growth and what is commonly referred to as wet rot. 16.01.2022 After spending the last 6 years inspecting, repairing, managing insurance repairs and managing new home warranties (structural and non-structural) for other builders, I'm now proud to say, I'm taking over from my dad as he moves into retirement. The affect COVID has had on businesses, which haven't been agile enough to adjust, finally pushed me into making the move. I have to say, the change is off to a cracking start, I couldn't be happier with the move.... A big thank you to everyone that likes this page.
