18.01.2022 [ What to be aware of if you get a builder friend to inspect your property ] G’day there, Today’s video is about making sure the building inspection gets done properly.... Often people will try get a friend in the building industry to inspect the property. I don’t have a problem with that but my strong recommendation would be to ensure they try to do it thoroughly. If they just do a quick check, it’s very likely they’ll miss something which could cost you thousands. For example, make sure they jump under the floor and get to everywhere. It’s very hard to fix once the damage is done and could be a very expensive problem down the track. Cheers, Dave Kelly Gippsland Home Inspections 0428 484 077

08.01.2022 [ If a wall has been removed, ensure the ceiling is strengthened accordingly ] G’day everyone, This week’s video (with the beard!) is about one thing to look out for during a pre-purchase inspection.... In this particular home, a wall has been removed in the kitchen. After that is done, ideally you should be strengthening the surrounding structures to ensure that the ceiling is still supported properly. (If you get a mate to do the inspection, this is one of many things they may miss if they don’t know exactly what to look for) Over time, what can happen is the ceiling will sag. And if you choose to renovate without addressing it, things like cracked paintwork can happen. It doesn’t have to cost much to fix if it is addressed early on. Over time though it can get expensive to fix down the track. If you had any questions about a property you’re looking at purchasing, message our page or call me personally on 0428 484 077.
