16.01.2022 WHY AUCTION?? I must say I've always had reservations about auctions. I have to know the price and then I can either look past the property or make an offer. However now I have been educated in the validity of Auctions and why it makes a fantastic choice for those selling or even buying. 1. No price means the buyer doesn't rule out the property because it's overpriced. ... 2. The vendor can get a great gauge of where the market is if the agent is bringing them buyers price indications or prior to auction offers. This is hands down the best way to price a property based on the current market. 3. Shorter time frame. Private treaty can sometimes drag out 6, 10 weeks or even years for some overpriced properties. Most Auction campaigns run from 3-6 weeks and during that time you are consistently educated by the agent and the market as to what you should set your reserve at so not to lose out on the perfect deal. 4. No finance or conditions. Buyers have to get pre approval, have pest and building inspections all prior to the auction day. One of the worst parts of selling your property is taking it off the market for the 7-30 days and then finding out at the end that the buyer can't get finance. And with banks tightening up on lending at least you'll have the benefit of pre approved quality buyers.
