10.01.2022 Should you buy/sell now or wait? This question is often asked in times of uncertainty and fear. Lets acknowledge the media focus is different to what we all prefer however with respect to real estate sales Im fortunate to be at the forefront of the current real estate market and the facts are.. 1. Our office has sold 19 homes in the last week, also personally selling 3 this week for great prices with offers on multiple properties at present. 2. Lowest interest rates ev...er.. and that was 6 months ago, which are now even lower. 3. The banks willingness to assist customers and provide loans has allowed buyers to bring their dream home forward. 4. Focus on the change over cost: Buying and selling in the same market regardless of it going up or down is the same change over cost. However If you buy a bargain due to a motivated vendor and sell for fair market price, these uncertain times could be a huge win for you. Real estate is a long term asset class. If your buying to sell for a massive profit in 6 or 12 months, dont! But if your buying to live in it over the medium to long term which is 99% of buyers then conditions are ideal. The future is not the present and the present fact is - demand for property is still high. As Warren buffet says be fearful when others are greedy and greedy when others are fearful!
