25.01.2022 (Rookie) Gravy Train 101 Bathtubs Following @ouredenbraebuild’s (ig) fantastic post on types of bathtubs. I thought it would be worth putting forward some design considerations when selecting and positioning your bathtub(s) . * Consider the position and type of your mixer and spout. Depending on the distance from a wall and location of surrounding items, shower screens, windows and niches, the type of mixer and spout will need to be considered to suit. In some cases a ‘...floor mounted’ spout will be required which can be fairly expensive. * Centering mixers and spouts with windows and bathtub. As you’ll note our draftee has correctly aligned the window and bathtub. On the elevations the draftee has also centered the mixer/ spout. * If your mixer/ spout is positioned on the external wall with a window, consider if the mixer/ spout will clear the window and architrave. If this is not checked you’ll end up having the mixer/ spout cut into the window architrave or will need to make adjustments onsite. * If you’re selecting a freestanding bath and you’ve requested a greater gap from the wall, please consider the reach of your bath spout. You’ll need to ensure the flow of water from your spout can reach the bath. The standard distances is usually around 75mm. * If the bathtub is to be used regularly, consider where items associated with the use of the bathtub will be located, e.g. towels, kids toys, soaps, oils, candles, mobile phone or even where you shall place your glass of wine or book, in some cases a hob, niche or wider window sill is suffice. You may even consider having a stool or small side table adjacent to the bath. . There’s a lot to consider when designing a space, the best approach is to visualise where everything will be within the space and draw them in using elevational drawings and floor plans. 20.01.2022 Gravytrain 101 - Working from home - My 8 Sprint Schedule - Living within interesting times where many are working from home and may find it hard to focus or may find it hard to set a solid start and finish time. Although different from my usual home or market posts, I've shared my daily scheduler with my team and thought it may help many others, so here it is BASIC IDEA: * I sprint and rest, the overall concept is to limit distractions or mutli-tasking. The idea is to spri...nt and then break, therefore assisting you to focus on a set task knowing you'll have a 10 minute break shortly (within 50 minutes). * Within the sprint you need to focus on your task, no distractions. Your distractions might be your phone, the fridge or something around the house. Limit refilling your water bottle/ coffee mug, finding the next Spotify playlist or visits to the bathroom for your 10 minute breaks. * If you work with a lot of emails you may wish to add 30 minute email sprints within your schedule. Try to not have your emails first up, the idea around this is to control your day and complete a task first. * Stick to the times and if you need to complete a task at the end of the day, set it up as a sprint and log off at the end of the schedule. * It's important for you to at least have some idea of what you'll be doing during the sprints prior to starting the day. Ideally you'd "finish the day before you start the day.. week.. month.. year" Jim Rohn, this would be to have planned the day prior to starting it. You may decide to make your final sprint a task to schedule the preceding day(s). There's a lot to mention but I think for the most part the concept is all there. My schedule changes from day to day but is the most common format. If you're looking for more ideas you could google 'Pomodoro Technique' or 'Work Sprints'. 20.01.2022 Not a whole lot of homes are have been available under the grant. Sydney Greenfield Regions present the highest opportunity, however, regions such as North Blacktown have shown only 19% of sales between 1st July 2019 - 31st December 2019 would qualify for the grant. Higher opportunities within units. With low approvals within Units, we're waiting eagerly to see the effects on pricing particularly with the number of affordable units within the North to South Western Sydney Corridor.

17.01.2022 (Rookie) Gravy Train 101 Obtaining more than one tender Please obtain more than one quote. Checking contracts and tenders I'm surprised by how many odd items some builders don't include within their standard house price. . At times I've made comparisons where builders will start off being $40-$50k cheaper than competitors and end up being more expensive. . Rule of thumb:... * Obtain more than one quote, it may cost you $1-3k, the investment will be well worth it. You may learn a few things about your block and also gather some ideas. Some builder's will also credit you deposits made to 'other' builders. * Have someone review your tenders and drawings for errors or miscalculations so you can make fair comparisons. * Read reviews online (Product Review, Facebook, Google..). You'll find negative and positive reviews with each builder, bring them to your builder's attention and review their responses. * Ask the builders about the journey, have them send you an email of the process. Some builder's have their process in writing or mapped out. Sometimes you'll find builder's will provide quick tenders, however, have a slow system to send you to site or worse the tender is subject to them completing a proper review. * Consider how a builder can build cheaper. . Would love to hear what you found comparing builders. I will note, if you've found a floor plan you're in love with or have a builder that you completely trust, completely understand if you haven't grab more than one tender, however, I'd always still recommend obtaining more than one quote. . 11.01.2022 (Rookie) Gravy Train 101 Engineered/ Composite Benchtops - I've received a lot of queries around benchtops for those designing, building or using composite benchtops. Care, design and timing notes below . Care - You'll find metal may cause your benchtop to have grey lines and various colours will stain your benchtop instantly. Don't worry use 'Jif' or 'Gumption' to remove stains or marks, nothing fancy, follow by removing residue. . Design - Standard slab size 3040mm -... 3060mm x 1440mm x 20mm, maximum overhangs (without support/ infill) 300mm deep. If the thickess of the benchtop is thickened this is generally referred to as thickening of the 'edge', the reason for this is the overall benchtop will generally be kept to the standard 20mm thickness whilst only the exposed edges are thickened (e.g. 40mm, 60mm, 80mm, 160mm...). . Timing - Most benchtop installers will have a lead time of upto 2 weeks. The 2 weeks is taken from time of measurement which is to occur when cabinetry is in, like the photo within this photo you can also see me double checking the benchtop overhangs with some shelving boards . 08.01.2022 Gravytrain 101 - Windows at first sight - Something I try to avoid is dark spots and dead walls. Dark spots occur when there's a lack of natural light, very common with internal corners and hallways, these are usually overcome by shared lighting or skylights. Dead walls are usually overcome by the use of plants or artwork, however, I've always prefered windows. Windows overcome the two issues and also lure people into a space similar great artwork. . 02.01.2022 Gravycheck Challenge - "Obvious" Trap - From a young age I loved looking at floor plans and The Sims! When I had the opportunity to design my first place I couldn't sleep haha I would sketch contuniously all day and night, day dreaming about what everything would look like, I'd sketch and carry a tape measure everywhere, unfortunately I'm still a bit like that haha. . I designed my first spec home, I was so excited, in my mind I was already living there. It was time to scale ...in CAD... . The house didn't fit on the block haha here's the "obvious trap", when I would sketch I would sketch within books, loose pages and sticky notes. . 4m sitting room + 3m bedroom + 3m bedroom = 10m. Incorrect haha it's actually approx. 10.66m I forgot the thinkess of the walls I had to redesign everything I couldn't believe I missed the thickness of the walls hopefully this share helps someone out there or atleast makes someone smile #thisisasafeplace would love to hear of your funny mistakes. . 02.01.2022 (Rookie) Gravy Train 101 Building near sewer lines Commonly referred to as BOS (building over sewer) OR BAS (building adjacent to sewer). Previously I've shared the importance of checking where your sewer mains are, without checking you might be up for major dollars or even limited within your design. Two major concerns: . 1) Protection of services, if you're building near or over a sewer main you may be required to encase the sewer, bridge over, cantilever over, pier be...low or reposition/ reduce your home to suit. Unfortunately this can either be costly or take away from your original design expectations. 2) Sewer main is too high to achieve appropriate fall - This is to be checked by a water coordinator. Fairly rare however can happen something to look out for and can cost mega bucks or greatly affect your design. . Rule of thumb, if you're trying to identify the location of the sewer without any documents or advice, quick three checks, (1) find the manholes, the line will run from one manhole to the next. (2) identify the fall on the block, the sewer line will usually be on the low end of the block not always the case but serves as a quick check. (3) put your hand up, ask ask your builder, realtor, council, dial before you dig etc. Check previous posts for more on piers and services . .
