20.01.2022 Last week I was interviewed by The ABC on what immediate affects are being felt on the Gold Coast property market from the Coronavirus. Despite there already being some immediate effects on certain sectors (particularly those which linked to education, tourism and short term accomodation) I felt it was important to point out that there would also be some long term benefits for Real Estate. I touched on my view that negative global events (be it Political, Health, Environment...al or Terror related) are unfortunately occurring more frequently. When they do occur, because worlds economys are so reliant on one another (globalisation being so prevalent) the stock and financial markets, across the world are all jointly, extremely volatile. Its my opinion that some investors previously overlooked property because of the perception that it does not reap quick enough returns compared to some financial markets. I believe this view will change, along with key investment drivers and outlook for all investing. We now live in a time where almost every country is heavily reliant on one another (ie production, natural resources, e-commerce/retail and even virtual labour) therefore it has become to hard, if not impossible to predict what the next crisis will be and to what effect it will have on different industries - for example, how a Flu in China will have such a great affect the global markets? I believe that property (bricks and mortar) has always been viewed as a safe and uncomplicated investment. However I believe that now, it is the only logical option for both risk adverse investors and sophisticated investors with cash reserves.

19.01.2022 Swipe right for my commentary in todays @gcbulletin Prime Site on why service station assets are emerging as one of the most desirable assets in the Commercial Market. Along with the commentary on how theyve shown resistance throughout the Covid period, with long lease terms backed with strong covenants. The retail sales component within service stations have performed well due to customers purchasing basics throughout the different periods of lock down. Service Station r...entals will not have adjustments which will be seen during the recovery period because of their long term lease nature and therefore avoid frequent market reviews. In the past, investors have sought for multi tenanted investments - however we now see assets such a as; Motels - uncontrollable vacancies Retail Strips - rental reductions governed by federal regulations Commercial - businesses adapting to working remotely and no longer needing such large spaces Unlike retail leases, which commonly protect the tenant rather than the landlords, the structure of most service station leases puts the onus of capital works onto the tenant. If you were looking for a safe, long term, income producing asset in todays market- we cannot see a more stable asset class than Service Stations.

16.01.2022 Commentary on Surfers Paradise Retail on Channel 7 News To summarised we had the opinion that the vacancy rates, despite being high, were predictable and relative to amount of businesses who catered purely to tourism. With boarder closures extending for up to 18 months, we see an exciting opportunity for businesses to re-enter Surfers Paradise and build a more sustainable model which is supported by local trade....
