An API webinar presentation on the 12th September 2018, with speakers Geoff Robinson and Andrew Lee from the NAB, highlighted the key elements considered by the banks in the credit approval process:-... Banks analyse the Three Cs, in conjunction with bank lending policy and review of the industry and general social and economic conditions, to assess the risks associated with lending the money and the bank being repaid. THE THREE Cs CHARACTER assessment of the borrower reputation, honesty and integrity, experience, past success and difficulties CASHFLOW it is vital that the interest costs associated with the loan can be serviced referred to as the Interest Cover Ratio (ICR). The ICR is calculated from the EBIT (Earnings Before Interest and Tax)/Interest Cost; the higher the better. COLLATERAL the assets over which the bank can take a legal interest to support the application (security). A comprehensive valuation is an essential tool in assisting the bank with their analysis and risk assessment. Our Senior Valuer was fortunate to be invited to attend last weeks Real Estate Dynamics Learn to Thrive Seminar held at Victoria Park Golf Clubhouse. The Seminar addressed the effects on the real estate industry of the fast changing world in which we live: - focusing on technology, transforming business models, and shifts in consumer expectations. ... Domonic Thompson, National Head of Real Estate at Macquarie Bank, provided an informative presentation offering an insight into the future of real estate business models. As pressure is placed on commission rates in both sales and property management, real estate businesses are turning to allied service income streams to improve profitability, through the direct provision of additional services, managing the service process, or referral to a service provider. Additional services include insurance and mortgage broking, conveyancing, utilities connections, maintenance, moving and storage, cleaning .and the list goes on. A very interesting point made by Domonic is that real estate businesses are often the initial property service provider to a consumer in the form of sale or asset management, placing them in the prime position to build onto that relationship and service base and become complete property service providers. The emergence and growth of multiple income streams raises some questions in relation to valuing a property service business in the future. Applying a rule of thumb multiplier of management commission income to value a rent roll as is commonly used now, will not place a value on the additional recurring income earned from the allied services, and accordingly, may undervalue the business. As the income streams of a real estate office become more diversified, and a high percentage of the recurring income of the business comes from allied services, the application of an accounting/income based valuation methodology, which considers all of the income streams and the profitability of the business as a whole, as well as assessing the risk of maintaining that income into the future, is likely to become more widely utilised.
