09.01.2022 Renting getting harder in Melbourne as affordability rates fall: The Age Renting a home in Victoria is getting more expensive, with affordability rates falling again across the state, recent figures show. The inner city remains the most expensive place to rent although there was a slight increase in the availability of rental properties in some locations in Melbourne. The Rental Report released by the Department of Health and Human Services showed metropolitan Melbourne conti...nued to register "very low levels" of affordability. In the December quarter the proportion of affordable new rental properties in Melbourne slipped to 8.5 per cent compared to 11.1 per cent at the same time last year. A property is considered affordable if no more than 30 per cent of gross income is spent on rent. The weekly median rent for a two-bedroom flat was highest in Port Melbourne at $570 compared to just $240 in Melton. The median rent for a three-bedroom house hit $1000 in East Melbourne while Melton offered three-bedroom houses for rent at $280. Swinburne University Professor Terry Burke said rents were increasing in outer suburban areas. On the Mornington Peninsula the median rent increased by 6.1 per cent for the year. "Theres strong pressure on the outer urban market where low income households are increasingly forced to rent," he said. However, the median rent did decrease slightly in inner Melbourne. Professor Burke said developers saw more potential for profitable developments in the inner city rather than the outer suburbs. "The rental market is failing many households in Australia, particularly in the capital cities like Melbourne," he said. The median rent across Melbourne was $380 compared to $280 for regional Victoria. Meanwhile, the number of new lettings rose 0.5 per cent to 40,272 in Melbourne during the December quarter. However, in regional Victoria new lettings decreased 4.6 per cent compared to the same quarter last year. New lettings include turnovers in existing properties or new additions to the rental market. Renters were also staying put longer, with the median duration rising by one month to 19 months in Melbourne. In regional Victoria the median tenancy increased from 15 months to 17 months. Council to Homeless Persons chief executive Jenny Smith said the housing sector needed reform, including inclusionary zoning where large new developments were required to provide some affordable housing. More government investment in social housing and changes to negative gearing were among other reforms needed, she said. Ms Smith said rising rents were impacting the homelessness sector. "Were really seeing increased demand on homelessness services," she said. The data for the rental report comes from the Residential Tenancies Bond Authority. See more
