12.01.2022 32 Banks Street, Yarralumla The previous owner of this two-bedroom freestanding 1950’s cottage purchased it in early 2019 for $1,140,000. It was predominantly in its original condition, except for a kitchen update that was completed years ago. The seller had previously listed the property for sale with another agent earlier this year, but it didn’t sell. @canberra_rickandtinameir listed the cottage for auction and it was sold under the hammer for $1,500,000 well over reserve, despite the fact that the seller had made no improvements since purchase resulting in a happy outcome for all parties.

Masks are $10 each (paid by cash, or by making a deposit directly to Pegasus and providing proof of purchase upon pick up) and 100% of the profits will go to Pegasus. 06.01.2022 117 Hawkesbury Crescent, Farrer This spectacular six-bedroom home was bound to attract attention thanks to its resort-style pool, 2200 square metre of land and its highly desirable location. The property had been listed 18 months ago but was ultimately passed in at auction and taken off the market. However, on this occasion, it didn’t even make it to market. We had planned to take the property to market but first reached out to bidders from the previous auction. One of the families were still interested and happily purchased the property for $2,100,000 a price which broke the record for Farrer by a staggering $350,000.

06.01.2022 35 Blackwood Terrace, Holder This spacious, well-designed home was listed in August with Anthony McCormack and immediately attracted attention from potential buyers. With four bedrooms and spacious living spaces, it appealed to first home buyers and families looking to upsize. In fact, the home was so popular that 103 groups viewed the property in just three weeks. Within the first two weeks of the campaign, we received two offers at $800,000 and $850,000. We took the high level of interest in the property as a sign to bring the auction forward by one week. 11 bidders registered for the auction, and the home ultimately sold under the hammer for $912,000 an impressive $62,000 above the reserve.

04.01.2022 Preparing for auction? Here’s how to best prepare so you can enjoy the day with minimal hassle or stress: Sort your finance. There’s no ‘cooling off’ period after an auction, so you’ll need to be approved and have your deposit ready to pay. Don’t forget to check the amount of the agreed deposit in case you’re the successful buyer.... Get yourself a copy of the contract, review it with your solicitor and make sure you fully understand all of the documentation. Discuss the settlement terms you might be able to negotiate and agree to a varied settlement period to that stated on the draft auction contract. Read all of the property reports, especially the pest and building reports. Research other property sales in the area, and commission any additional inspections or valuations if necessary. Go through all of the contract terms and conditions, and seek advice to see if there are any changes to the original draft contract, including additions or exclusions to what is listed.
