25.01.2022 Renting a home or apartment can be an exciting and rewarding time. Whether you’re house sharing with your friends, renting with your partner, or heading off on your own, it’s important to understand who is responsible for any damage to the property. Tenants must tell the landlord straight away if they are aware something needs to be repaired or maintained, no matter how it happened or who caused the damage. 1. Did the damage occurred before you moved in? Always make sure t...hat you thoroughly complete your entry condition report - is a form you fill out when you first move into a rental property. You basically go around the house and note down any existing damage. It’s important that this is filled out correctly, both to protect you and the landlord. Make sure you report on urgent repairs and take note of issues like corrosion and mould problems that may escalate over time. 2. Did the damage occur while you’re living in the house? Report any issues as soon as possible and report any ongoing issues regularly. What about when you're moving out? There are steps to take to help make sure you get your bond back. Make any repairs you need to before the final inspection. Check the condition report against what the property is like now. Apart from fair wear and tear the property should be the same.

09.01.2022 Arcade games, a party bus, robotics, motorsport, court sessions and science laboratories are part of Edith Cowan University’s open day program this month. ECU will hold an open day at its Joondalup campus earlier than usual this year to give prospective students more time to explore their options. ECU Vice-Chancellor Steve Chapman said he was excited to provide future students with opportunities to see what was on offer.... ECU has brought forward our annual on campus open day event, previously held after mid-year, in response to the increasing pressures felt by high school students, particularly later in the year, Professor Chapman said. We hope this will give future students more time to think about the right options for them and so they aren’t having to consider big life decisions when focusing on their end-of-year exams. The April 11 event is open to future students, their families and the wider community, who can explore the science SuperLabs, cruise around campus on a party bus and enjoy live music while learning about courses. ECU is committed to supporting all future students in finding the right course for their future, whether they be school leavers or mature age students, Prof Chapman said. Prizes for the Find Your Feet Scanner Scavenger Hunt include PlayStation 5 consoles, drones, Bluetooth speakers and gift vouchers. Activities include picking suspects in criminology, sessions in the court room, motorsports workshops, industrial and ECU-built robots, and pregnancy experiences with an empathy belly plus birthing and newborn stimulators. An ultraviolet Glitter Bug will assess hand hygiene, and people can take part in coding and cyber challenges, learn about teaching, visit student housing or go on guided campus tours. ECU’s Joondalup campus open day runs from 10am-4pm on Sunday, April 11. Visit ecuworldready.com.au/openday.

06.01.2022 With the news of the upcoming major rain event it is a great opportunity to protect your family & belongings and consider taking out contents insurance whether you own a home or rent it. This comes especially beneficial for you to protect your belongings, as most properties come unfurnished, so when you move in you bring in your own furniture, décor, and appliances, or in other words contents. What counts as contents? Generally, just about anything in your rental home that ...isn’t bolted down. This means it can anything from your kettle to the couch. This is a general definition, but every provider and policy will have differences in what they define as contents, so make sure to read all the information carefully. Keep in mind that most insurers have limits for how much you can claim for certain high-value items like jewellery, watch, or artwork. How much does contents insurance cost? There’s no one covers all. It varies and depends on various factors like where your property is located, what type of property it is, what security features you have and more. The best you can do is to shop around and see what options are available for you that would match your lifestyle and circumstances. What is covered in contents insurance? It covers the cost of repairing or replacing your belongings if they’re lost or damaged in one of the insured events covered by the policy you choose. Usually, insurers cover the same basic list of events, but each would have their own definitions, restrictions, and exclusions. Here’s some common insured events: Fire and explosion Flood (something optional) Storm and rainwater Lighting Accidental breakage of glass, ceramics etc. Earthquake and tsunami Theft and attempted theft Vandalism and malicious damage Impact damage (e.g. falling trees) Sudden escape of liquid (e.g. burst pipes) Accidental loss or damage it is usually included with top tier products It is always a good idea to protect your contents, especially in the severe weather season as you never know if your property is going to be affected by any of the events listed above.
