This will most likely be anywhere from $15k to $30k. Add this to the existing QLD First Home Grant of $15k, you have between $30k - $45k to build a new home or purchase a new property. This is significant. Land and new property prices will go up (developers have already told us), the best land will be gone within weeks. So, get your ducks in order now. Find out 3 things: 1 How much can you currently borrow & what is sustainable for you. 2 How much deposit will be required (if any, given all the cash the government wants to throw at you). 3 What land / new properties are available in the area you want to live and do they tick your boxes. 15.01.2022 Let's cut to the chase: what impact has this $25k Grant had on our property markets? ` What sort of reckless abandon has fallen upon the industry? Four key things we've seen: 1 Every man, woman & their canine have signed a contract on land recently. We've never seen land move at such a rate, with one major estate selling 55 blocks in 7 days. ... Most registered land has sold out across Sunshine Coast, Brisbane and the Gold Coast. It's goneski. The available lots are now 1 - 5 months away from being complete. We do expect fall-overs due to rushed purchases. 2 There has been sneaky price rises of between $5 - $15k across the most popular estates & developments, as they release their next stages. 3 Are Apartments & Townhouses eligible you ask? Some of them are. We found out Friday that if the development hasn't yet started construction, but will commence construction within 3 months of your sale contract, it's eligible. $25k to you. There aren't many projects which tick those boxes at the moment, but the ones that are have begun selling like the donuts at my local (they sell fast there). So what does it mean for you? If you do want to take advantage of the grant, get out there and find your property NOW. Seriously, I believe by August, there won't be any land which will be ready within the required time frame for the grant. Start looking now! 14.01.2022 How good is this! Tim, a key part of the team here at Hello Home and an all-round good guy, has today taken the keys to his brand new home in Palmview! On a large 450sqm block, it's a 4/2/2 Hamptons style home with 2.7m high, square set ceilings and timber-look flooring. What a driveway also. ... We honestly couldn't find a flaw in the build by HOMES by CMA, and had to send our building inspector away with his blue tape untouched. If you're chasing Tim for the rest of this week, he has a few days off to get to know his new residence! 12.01.2022 The ANNOUNCEMENT this morning by the Treasurer will be HUGE for home buyers trying to get finance or thinking about it: The government are scrapping the Responsible Lending laws. Great, what are they? ... Right now it is highly cumbersome to get even the simplest of loan applications approved. The Responsible Lending laws are a big reason why. Included in these RL laws are over 100 pages of ASIC Guidelines as to how the banks must assess credit applications, and they have been causing lenders to pore over every line of your bank statements, from your daily coffee purchase to requiring evidence of Netflix & Spotify subscriptions. In our opinion they force banks to take a highly critical view of every applicant. All this to cover themselves from ASIC persecution. So what does this mean in practice? In short - easier & quicker loan approvals. Since Covid, the banks have been given a lot of very cheap money by the government to lend out and spur economic growth. The challenge is, they haven't been able to lend freely to consumers and home buyers due to these laws. Now there should be a more streamlined flow of credit to new home-buyers, allowing buyers to purchase with confidence and the new home industry to move freely again. The HomeBuilder Grant has seen 100's of land contracts signed across Queensland, but many of them are held up by finance applications. This is a really big win for everyone in our opinion. It will put common sense back into lending. The banks will lend what they feel comfortable with, and consumers should borrow in the same manner Yes, it does place more of the onus back on the buyer to ensure they can handle the debt they are taking on. 05.01.2022 Another emotional handover! We were so glad to see Bryant and Shakira and their two children into a new home in Burpengary last week. Tamica had met with them originally 6 months ago, and with another child on the way, they were keen to stop renting and start to pay off their own mortgage. There were a few bumps along the journey, and we were genuinely overjoyed to see them move into this spacious 3 bedroom townhouse with their second child only recently born. 02.01.2022 We've had dozens of people contact us today about this proposal by the Property Council of Australia to give $50k to new home builders. Folks! This is just a proposal from a lobbying body. The Federal Government has not endorsed or commented on it in any way. It has many hurdles, and is a long way from becoming reality, if it does. We believe that the construction sector should and most likely will receive further stimulus over the coming months, but something as radical as... $50k for new homes is a step too far. Land prices would soar beyond reasonable market levels, build costs would grossly inflate, and the existing market would suffer at the same time. We would see a clear disparity in the market between new homes and existing homes, giving valuers all sorts of headaches. Some stimulus yes, $50k no. It won't happen. The reality is, there is a lot of activity returning the new home market already. April was a dire month for all, but over the last few weeks every builder / developer we talk to are starting to see leads through the door again. We agree with the majority of the remainder of the Property Council's recommendations, we included a link to their full submission below.
