25.01.2022 Jillian and I just returned from 4 blissful days in Port Douglas enjoying the limpid waters of the Coral Sea and the lush rainforests and sparkling crystal rivers of the hinterland. A balmy 27 degrees and then back to the bracing winds of Toowoomba. Oh by the way, Happy Anniversary to my fabulous and well preserved love partner Jillian. Now "consciously coupled" (to me) for 14 years it shows she is not only sparky and beautiful but very patient as well. Big recommend to our accommodation at Thala resort. Built in 1996 by the current owners. A central reception and restaurant area with individual chalets set in the rainforest. Easy paths to two beaches. All done exceptionally well.



25.01.2022 This month's war stories from the real estate crypt....saved the following for several owners and tenants this month..installed a flouro light for a short tenant (saved the tenant a $75 call out). fixed the toilet cistern while I was there (saved the owner an $85 plumber call out). Checked a leaky HWS. Not leaking at all. Saved the tenant an $85 call out for a "no fault found" job; Checked sticking rolla door. Quick spray with Inox. Saved the owner an $85 call out. Checked non functioning panel lift door. Turned it off then on again and it worked?? Saved owner an $85 call out. Busy month but most of the jobs were at addresses that I was passing anyway so no big impost on my time but great for minimising outgoings..Call us if you want fabulous property management.

18.01.2022 Just got four managements in Toowoomba from a big office in Toowoomba. ALL are at least $40 per week under rented costing this unhappy owner a grand total of a minimum $8,000 per annum loss of rent. Very generous but I'm sure their bank isn't as charitable. 3 of the four properties had unresolved maintenance issues over 3 months old including a very faulty electrical switch....law suit waiting to happen. If you need competant property management that keeps its promises try us. We DO give a damn and will make sure that YOU, your TENANTS and OUSELVES are all in a veru harmonious business relationship.

Many properties marketed via investment seminars end up in the hands of "managers" who don't operate their businesses anywhere physically near the properties. I defy anyone to honestly say they are providing a comprehensive service when they don't clap eyes on them more than twice a year and seem to "manage" by remote control. Management is more than rent collection and 2 routine inspections a year! 10.01.2022 Well hello Real Estate fans...sorry for the lack of updates but I have been that busy lately bedding in a new rent roll we recently acquired from a Toowoomba office that is now defunct. Welcome to our realm to all our new Landlords and ladies. BIG bouquet to our property manager Calum Walkinshaw. A very professional and pro active chap who has made our business that much easier to run and one who can be relied upon to deliver the highest calibre service I have seen from any p...roperty manager.....and I have seen a few. He was doing a final inspection on a Darling Heights unit 2 weeks ago. Vacating tenant next door managed by another agent said they had been unable to rent it at $250 per week. Long story short we obtained the management the next day and had it rented that day for $320 per week.....don't THOSE owners love our guts. We now manage 5 of the six units in the block which were part of our recent acquisition. Calum (legend) did a water audit and owners can now bill tenants for their water use. (sorry guys but it is only fair that you pay for this the same as you would with power, gas etc). While there he found 3 units had water leaks undetected by the previous agent which are now being fixed under insurance as well as 4 of the 6 hot water systems leaking and ready to rapture....sorry I meant rupture. Better to get them fixed now than on a Sunday when they usually fail....got a discount on 4 systems as well. On to a block in North street to find each unit had a water meter but tenants were not being charged for water use. They are now. Also found that the D Hts block owners had received a half yearly water bill for $800......are you kidding???? This was due to unreported water leaks (taps etc). 10.01.2022 More Riveting Real Estate Stories. We were contacted by a disgruntled landlord 2 weeks ago. His (nearly new) unit in Highfields had been vacant for over 3 weeks and was being "managed" by an agent in Toowoomba. We collected the keys for his unit last Tuesday (now vacant for nearly 5 weeks) and the new tenant we found for him collected her keys last Friday. We had it rented in 3 days. Can't be too hard can it??? Everybody happy. List with us; we keep our promises.

08.01.2022 Tales from the Real Estate Crypt:- Get this; just had a consultant email us for one of our landlords. She wants 120-150 inside photos of his 3 bedroom unit and 50-60 outside ones so she can advise him as to how much renovation he needs to do. All of them resized and named and put in separate folders and also a sketch plan of the inside and outside. Presumably we are the bunnies she wants to do all this (at no cost). She charged the landlord $1300 for the inside advice and $...1200 if he needs the outside advice but is not prepared to get out of her office to inspect the place. We rang him and said he should get his money back and we will just get quotes for painting, floors etc. and can advise him more accurately and for minimal cost and will actually go to the property. I wish I could get this much money out of people for so little effort..Beware the "Consultant" bearing no gifts and wanting big chunks of money for them.... PS we need sales listings like the proverbial mad dog needs shooting. Call us for an appraisal.

08.01.2022 Highfields Better Business Group was privileged to hear from Australia's next Olympic 400m champion Josh Robertson. Josh is Toowoomba born but considers himself a" Thargo boy" having spent his formative years in Thargomindah far western Queensland. Educated at Rangeville primary and Harristown High in Toowoomba he was then offered a scholarship to Toowoomba Grammar and completed grade 12 last year. He is currently the fastest 400m sprinter in Australia and 5th fastest in the ...world. He is heading for the Track and Field championships in Eugene Oregon this year. Josh was offered attractive contracts from two NRL clubs but turned these down to pursue his passion for running very fast.... Steady traffic to our office from large offices tell us that contrary to their advertising they just aint delivering in four major areas. 1. Regular rent reviews. Most managements coming to us are horrendously under rented. 2.prompt attention to maintenance 3.Lack of or almost nil communication with owners 4. No commitment to regular or casual property inspections. By casual I mean having a drive by on a regular basis as a back up to quarterly inspections. So easy, we are out there in the market place every day. Give us a call... we never sleep.

07.01.2022 Funny Real Estate story from the crapt....Asian lady took possession of her new home but rang the builder several weeks later complaining bitterly that the plumber was no good and her drains were very stinky and everything in the house "smell like s....t". Builder and plumber attended and could find no obvious cause for the smell, which was very strong and even the lady was a bit on the nose. Went to the back of the property to look around and noticed 2 bags of dynamic lifter... (processed chicken manure) leaning against the water tank. Long story short it was revealed the lady had been mixing up the chicken poo and putting it into her rainwater tank so she could fertilise the garden and lawn, not realising this rainwater also went to the laundry (tub and washing machine), toilets and garden taps.
