23.01.2022 Turning back the clock...our principal, Daniella Paidi, attended Mercy College in North Coburg over a decade ago. This afternoon, she took a walk down memory lane at the college's reunion for alumni. Daniella says: "Mercy was like my home and my friends and teachers were like my family. I always felt supported and encouraged, and this gave me the confidence to believe in myself and pursue my dreams.... Mercy also taught me the importance of being strong and determined but tolerant and compassionate..." Here are some photos of Daniella and her teachers as well as the uniform she once wore as a budding student.

15.01.2022 An important notice from the State Revenue Office of Victoria about the valuation of property for stamp duty purposes. You may be required to provide evidence of the value of your property when: i) you are given property as a gift;... ii) you purchase property from a friend, an associated person or an associated entity; iii) you purchase property at a discounted price or for some form of non-monetary consideration; iv) you purchase property that involves a fractional interest; v) you purchase property in connection with a business for a total sum of more than $1 million; and vi) the purchase price of your property is equal to or less than the property’s current capital improved value for rating purposes. The Commissioner is prepared to receive a letter of appraisal by a licensed real estate agent as evidence of the value of a property. However, additional information or a formal valuation may be required. If you are required to provide a formal valuation, you must engage a qualified valuer (i.e. a person certified or accredited by the Australian Property Institute) to prepare the valuation. 10.01.2022 We had a great time at the Australian Property Expo today. Here is a snap from the first home buyers seminar presented by the State Revenue Office of Victoria, which we found very useful and informative. To be eligible for the first home owners grant, you or your spouse/partner must not have: 1) received the first home owners grant previously; 2) owned a residential property before 1 July 2000; and/or 3) owned a residential property after 1 July 2000 and lived in that property for 6 continuous months. 08.01.2022 A reminder to clients that on 1 December 2019, new laws to improve swimming pool and spa safety came into effect in Victoria. As part of the changes, owners are required to register their pool and spa with their local council and have their safety barrier inspected once every four years. If so, you will need to consider whether GST must be withheld and remitted to the Australian Taxation Office (ATO) by the purchaser at settlement. Whether GST will need to be withheld and remitted to the ATO will depend on a number of factors such as: i) Is the property considered a "new property"; ... ii) Has the property been leased and if so, what is (or was) the term of the lease; and iii) Is the vendor registered for GST or ought to be registered for GST?
