From left to right, the green trendline in this chart shows t...hat buyer activity picked up in Hobart in 2013, but mild falls in real estate prices were still produced because resale HousingSupply was high. As happens with property markets, improved local economic conditions breeds local confidence and becomes the precursor for stronger buyer activity. Propertyology first saw signs of capital growth in early 2015. Supply continued to shrink, more buyers became active, and the market started its boom run in 2016. By 2019, property prices had increased by 50 percent and the Tasmanian economy was ranked Number One in Australia. Today, the blue trendline is continuing a 7-year downward slide, meaning very little resale supply for the upbeat community of Hobart buyers. The gap between the green and blue lines is as wide today as it has been, meaning there is *significant* upward pressure on asset values and no sign of relaxation. Right now, the market is running at double-digit pace and is among the best overall fundamentals in all of Australia.
