Victoria entering a State of Disaster and implementing further restrictions indicates the effects of the pandemic on our economy are far from over.... The RBA slashed the rate in March to a historically record low of 0.25% as an emergency action in response to the pandemic. They have communicated that they will hold the rate at 0.25% until progress and recovery is being made towards full employment. The RBA will continue to be proactive in keeping funding costs low in Australia and credit available to households and businesses. The board has outlined that they are committed and will do what is necessary to assist in supporting jobs, incomes, and businesses during this challenging and uncertain period. The extend of downward pressure on our economy is still unknown, yet Australia remains well positioned for a full recovery.

In Melbourne, home values rose a further 1% - the third consecutive monthly rise since the dip between April and September. Despite the effects of Covid, residential property sales finished 8% above this time last year, thanks in part to the swift and strong economic response from the Government which drove a flurry of... buyer activity in the final quarter of 2020. With many homeowners using the pandemic as a catalyst for a sea or tree change, regional Victoria was the big winner of 2020. It recorded incredible capital growth across the year, with a huge 5.6% rise in dwelling value in 12 months. While the market is gathering pace and all signs point to continuing growth, Melbourne housing prices still remain 4.9% below their March peak. Despite this, industry sentiment remains positive and we look forward to a strong 2021.

The global pandemic and the economic hardship that has occurred as a result, remains the leading factor for holding the cash rate.... Over the past month, infection rates have declined across our country, but they remain high and continue to rise in others. Victoria entering a State of Disaster and implementing further restrictions indicates the effects of the pandemic on our economy are far from over. The Australian economy is currently navigating through a very challenging period and is experiencing the biggest retrenchment since the 1930s. We expect the cash rate will remain at this record low rate for some time, considering the RBA have announced they are committed to maintaining the rate until progress has been made toward economic recovery and full employment. Australia remains well positioned for a stable revival; despite the downward pressure the pandemic has caused.
