16.01.2022 GAME CHANGER IN COMMERCIAL LOAN MARKET- A lender is now offering 30 year terms and Loan to Value Ratios up to 80% with rates below 3%. This is effectively residential terms for commercial property.

15.01.2022 SEA CHANGE OR TREE CHANGE? Will working from home for so long see many move to where they want to live if they only need to commute to work 1-2 days a week? Mornington Peninsula or Phillip Island anyone?

15.01.2022 WILL RATES GO BELOW ZERO? The cash rate stayed on hold today at record lows of 0.50% but some economists believe they need to into negative territory. The banks fixed rates tell us that this is a good chance.

14.01.2022 WILL THE BANKS BE ALLOWED TO LEND MORE? Currently, APRA demands a 2.5% serviceability buffer. So you may pay 2.50% but the banks work on 5.00%. The RBA has flagged the possibility of these reducing. This may reduce to the standard levels of 10-15 years ago of 1.25-1.5% buffer. This still assesses a borrower factoring in 5-6 rate increases. In our opinion this is still lending conservatively and responsibly.

01.01.2022 $1 MORTGAGE INSURANCE Mortgage insurance is a cost that covers the bank and not the borrower and is effectively a once off expensive risk fee. One lender is currently only charging $1 for mortgage insurance when borrowing is at 85% of the purchase price. For a $600,000 purchase and a loan of $510,000 the mortgage insurance at this level would be over $7,000.
