You will need a deposit of usually 10% or more, if you have 20% or more you will save thousands on, not having to pay mortgage insurance. 2. FIND A BANK OR BUILDING SOCIETY. Shop around, talk to a few lenders, it could save you thousands. They will let you know how much you can borrow, get a pre-approval, this will help when it comes to making an offer and negotiating the price. 3. SEARCH FOR HOUSE/PROPERTY. Do your research in your price range, on the area and on resale values. 4. FIND A SOLICITOR. If your family or friends have used a Solicitor before and recommend them, it is usually good advise. But once again shop around! 5. MAKE AN OFFER. When making an offer you will sign a contract either drawn up by the Real Estate Agent or your Solicitor, with all your details as buyer and your conditions on the contract (Subject to finance, building & pest, etc). It is usually best to work with the Real Estate Agent that has the property listed for sale. Makes things a lot easier and usually run smoother as the listing agent is dealing directly with the seller's. 6. PAY DEPOSIT. The deposit is paid either to the agent or sellers solicitor (they will be the deposit holder). The deposit monies paid, is apart of the purchase price, this amount will be held in a trust account by the deposit holder. A receipt will be supplied to you by the deposit holder. 7. HOUSE/PROPERTY INSURANCE. Once the contract has been signed by all parties, contact an insurance company and get insurance cover on the house/property. 8. BUILDING AND PEST INSPECTION. This is an essential part of buying a house/property. The inspector will carry out their inspection, giving you a written report, pointing out anything affecting the house/property. Once again go with a company recommended by family or friends. 9. UNCONDITIONAL DATE. When the bank has fully approved your finance, you were satisfied with the building/pest report and any other conditions. 10. NOTIFY SUPPLIERS/CHANGE OF ADDRESS. Contact electricity, phone, internet, mail suppliers and change your address with any other businesses and personal contacts. 11.SETTLEMENT. Before settlement day, always carry out a pre-settlement inspection of the house/property, the day before or prior to settlement. Once settlement occurs you are the new owner of the house/property. 12. COLLECTION OF KEYS. The keys to your new house/property will be handed over to you either by the Real Estate Agent or your Solicitor.
