18.01.2022 **NEW HOME OWNERS GRANT ANNOUNCED** The announcement came this morning In summary, a $25,000 grant will be made available to owner occupiers looking to build a new home up to the value of $750,000 from the 4th of June.... If you are renovating to a value of $150,000 you may also be eligible for the $25,000 grant. Property value for the renovation must not exceed $1.5million. Eligibility requires income levels for a couple to not exceed $200,000 and $125,000 for a single person. The aim of the scheme is to build 30,000 new homes by Christmas. 07.01.2022 **Positive Vibes for the weekend** We have had a lot of bad news and bad vibes in the last 6 months. Too many lives lost and a lot of doom and gloom around the media at the moment. Coming into the long weekend I just thought I would share some feels to be happy about;... It is a long weekend for most of us. And we can now go out. Lets enjoy this time (while still being safe) Our coffee guy downstairs is super busy again, he had a packed house at lunch and the bustle is starting to lift again. And he does awesome food. Check them out "Lombardo" So good to see this again. The stock market is rallying...so there is strong level of optimism getting back into the market. The government just announced a great incentive for home buyers. The dream of owning a home has now come within reach for a lot of young people. Home ownership has been out of reach for so many for so long. How awesome is this? The footy is back... I got notified the gyms are back open next week so exercise can start again soon. Need to feel the burn again. Businesses are starting to open up again. Get out and support them. The amount of time I am talking about Covid-19 has dropped dramatically and I am sure everyone is feeling the same about it. I want to get back to the time when I only use the word "Corona" when someone asks me if I take a lemon or lime with that Enjoy the weekend folks and remember it is double demerit points.

05.01.2022 **ATTENTION FIRST HOME BUYERS** - We have been receiving a number of inquiries regarding the government guarantee for first home buyers with a low deposit. This policy was announced by the Federal Government during the election. The purpose is to assist first home buyers get into the market with a lower deposit. This means that as a first home buyer you can enter the market with as low as a 5% deposit and avoid having to pay mortgage insurance. (mortgage insurance being a la...rge fee the bank charge their customers if they do not have a 20% deposit) The cap on the number of loans the government will guarantee is 10,000 and it is a first come first served policy. The guarantee is to be rolled out from the 1st of January 2020. We have been anxiously waiting to see how the banks will adapt this guarantee. The first lender to implement the policy has been named with further lenders to be announced shortly. This is great news for first home buyers looking to get a foot hold in the market and save thousands of dollars in fees. Please get in touch with us if you would like to know more.
