19.01.2022 H I S T O R I C L O W ! At its emergency meeting today the Reserve Bank (RBA) announced a cash rate cut of 0.25%, bringing the cash rate to 0.25% the lowest in Australian history! This cut was made in response to the global coronavirus (COVID-19) crisis, which has been declared a pandemic by the World Health Organization (WHO). Australia has entered unchartered economic territory and uncertainty associated with the COVID-19 outbreak. The RBA made the decision to decrease th...e cash rate to help mitigate the economic impact of the pandemic. Many lenders reduced their interest rates in response to the cash rate cut earlier this month so, if you’re looking to buy a new property or refinance now is a good time to get in touch.

16.01.2022 I'd like to invite today anyone who would benefit from a 30 minute 1 on 1 personal info session with me to jump on the link below and book in a time with me. I've started doing these in conjunction with COVID and have found them an invaluable tool for people with questions who only have their friends and the internet to turn to. 13.01.2022 Stamp duty may be about to end in NSW and Victoria and be replaced by a broader land tax. I explore some of the implications of this, and the immediate and future complications this presents us with. The video is outrageously long (after I finished yammering on I thought "yeah maybe 7 or 8 minutes"...), just shy of 30 minutes, but the following are the headlines of what I covered:... - If the overall tax revenue was to stay the same what would be the average cost in Sydney of the land tax (some pretty huge assumptions and simplification made). - Will it come in for new purchases only or will it come in gradually (will someone who has just paid full stamp duty be expected to then start paying land tax at the same rate as someone who has paid no stamp duty)? - The resulting volatility in prices due to the decreased transaction costs. - Who will benefit massively)- some big assumptions made here as well! Basically house flippers and nomads- really anyone transacting more than average. - Who ar ethe big losers- essentially anyone transacting less than the average. - Do current homeowners or homeowners to be benefit more? - The effect on interest rates (the likely resulting higher volatility will cause the asset to be less reliable as a collateral asset, and thus funding costs increase). - The greater flexibility of movement for the labour force- will help the economy to an extent. 10.01.2022 Over the last few weeks I have been fairly overrun with COVID prep and a flurry of people engaging me in regards to their current loans around either needing a repayment deferral or wanting to see what was available on the market that could save them money during this period. So what I want to offer to anyone who wants to take it up is a free "COVID Review" of your current loan(s). I could be right/ could be wrong but hopefully I can add some perspective to your thinking around what the future holds.

04.01.2022 My thoughts on the current "underreporting" of mortgage arrears and the likely affect this has on the market confidence. The short answer to the title is that they are not (stable) when including COVID related hardship repayment deferrals, we just don't have live info on it right now. Basically we likely won't see the real arrears rates for another 4 or 5 months or so... at which point its unlikely to have a calming effect on the market one would think. Very difficult and unc...ertain times to think through decisions. My big takeaway is to think through your property decisions and know that what you see may not always be as it appears! Hopefully the market can remain as calm as possible throughout the lockdown and post-COVID recovery and that ours and the world economies aren't too badly damaged.
