20.01.2022 People are always asking, How did you turn that sale around so quickly? Is not about the huge cost of marketing of the property, which is where I feel for so many owners in trying to sell. They get talked into spending thousands on marketing when they need to spend a lot less. The sale of your property comes back to you, your mindset, your mind advertising to the type of buyer you are attracting. When your mind thinks of the problems of the property then they buyer will c...onnect to that energy. So they will not be interested in the property. When you are selling allow the mind to go to how you felt when buying. What are the great things you love about the property that the buyer will love? When the agent is working on the property what he thinks and feels about the property draws the people to the property as well. If your agent does not believe in the property then you need to swap agents. Owners and agents need to work as a team both on the same page with the same mind confidence. This property sold before auction- great price and the marketing was only a few hundred dollars on postcards advertising the property within a three-block radius. 17.01.2022 Our property to feature today is one in Brisbane. On the market several months and agent was having no luck. The owner was over the constant open houses, lookers but no buyers. She phoned me as the agents contract had run out and didn't know what to do. I suggested we change to one of my agents in Brisbane. I arranged for her to sign up with the agent then organized for me to look at the property and style as well get her head into the right space. We met at 10.00am wit...h the agent. I changed photos on Real Estate.com, changed the wording to describe the property. Agent was happy. I then worked on the styling. The main problem I thought was that the moment you walked into the home you had this cubby house right in your face. It took over the room and over the identity of the house. We moved it, as the cubby was no longer being used. We also moved artwork and lounge chairs. Once I was happy with the changes I then had a good long heart to heart with my client. She was not letting the house go. All up my session took from 10.00am - 1.00pm. The most amazing result - the agent had a couple walk in at 3.00pm. She took them to the new styled home, they loved it immediately. Negotiations started and deal sealed by 8.00pm. The owner can sign up to an agent to sell a property but it does not mean that they are ready to sell. I find my job or my team's job is to move the mind of the owner to help the agent do their job. 11.01.2022 Houses can sell in amazing ways. When a house sells the owner is moving from one journey to a new journey. One of the most amazing sales that has taken place in my life and the start of my career was the actual sale of my house in Armidale. I had just divorced and ready to move to Brisbane for a new life. I spoke with the agent to list but did not want a sign out the front. I just had a gut feeling the buyer was already there, which he was. The day after I signed with the... agent, my neighbour came running from next door her mother in law had collapsed with a supposed heart attack. She said the ambulance was on the way but needed help. I ran next door and started CPR and kept going until the ambulance arrived. Even then they asked me to keep going with the chest while they were rushing with everything else. She was rushed off to hospital but died later that day. The following week my neighbour asked me out to coffee to say thank you. At coffee she gave me a book the Celestine Prosphecy which I still have today. I then said to her that I was planning to leave and sell the house. She then turned and said "how much?" I told her. She then replied "my mum and dad have loved your home since we moved in and always wanted to buy if you intended to sell. Deal done and dusted. I rang the agent and told him I had the buyer and to organise the contracts - I also asked for a reduced commission as he didn't even have to advertise or anything which he did. 10.01.2022 Who would have thought a picture of a dog would do the trick of the sale. When I work with a client I will give them a list of things to do. Knowing that when you follow through and complete you always have success. Donna had her property on the markets for years. Nothing happening. We worked by phone. If you are swimming up the river against the tide then this means you are working with the problem if you are swimming with the river downstream this means you are working with the solution. 06.01.2022 One day sales. I love the adventure and excitement of creating one day sales. To create a one day sale simply starts with the owner and their conscious intention that the sale is going to happen and it is going to happen that day. Recently I had another WOW sale - I was working with my sister Sue. We decided in the morning at 9.00am to sell her new optom shop in Bellingen and that it was going to be sold by 5.00pm that day. You always start with an affirmation and an int...ention. You then start to prepare the property to hand over to the new owners. Sue had one guy in mind who may be interested so you move from wonder to confirmation. I made the call and he advised that the timing at the present was not right but he may be interested in a few months down the track and to let him know if the shop was still for sale. I replied that I was selling that day and thanked him for his time. Back to the shop and changing energies to create the sale. The area that I needed to work on was the fame section. I moved boxes, tossed out items not in use and prepared for the new owner. Later that day two people walked in - one was a dispenser and one was a natural therapist. I mentioned that we were selling to both - both asked for more information. I said that I would have all the info to them later that day. By 5.00pm I had two buyers - the next step was just to wait for the deposit and find out who was going to be the actual buyer. Three days on and deposit made and shop sold. Do you need help at the moment. If your property is not selling then it will be your energy that is blocking it. The agent can only make the sale happen if your energy has released the property. The agents advertises the property and negotiates - you the owner create the sale. 05.01.2022 I hope you are having a super easter weekend. Today lets talk about dates for selling especially auctions. Dates - as in the actual day of the month, which mon...th of the year even the time can play such an important role in selling or purchasing your home. The first thing I do when someone is having a problem in selling their home is ask the date when they signed the forms with their agent to sell their property. Every month we have voc days which means that the energy of the day is about being in limbo. If you sign with an agent on a voc day or you arrange to have an auction on a voc day it is more then likely nothing will take place. Now I might add that you would have only signed or drawn to you the voc day because your mind is not sitting in the right place for the sale. There is already a fear or blockage of some sort. One important number to avoid during the selling process is a seven energy. Especially a 16 energy. I had one poor client the other week feeling so much pressure - she had spent over $10,000 on marketing of her property. Nothing was happening, people were just not showing interest. She had her auction set up for the 7th and at 4.30pm so again another seven energy. With seven energies the mind goes into doubt when the mind is in doubt then you cannot draw to you what you want to happen. You are not directly connecting to the out come you want - you are connecting to the fear component of what you need and worried about. When I said you should have organised another date. She replied - "that was all that was available." Please note YOU NEVER LET AN AGENT PUSH YOU INTO A DATE OR TIME YOU DO NOT WANT. There is always another day or time. You have the power of the sale so you need to make sure you use the power to have the sale at the price you want. 05.01.2022 We have interesting energy today 2/18 in a 5/7. So be on the watch for what no longer serves you. Today is about the choices you make and co-operation. Ask yo...urself are you co-operating with those around you or are you competing. Who is better? or Who knows more? You can tell if you are in the competing mode by the items you place around your home. Two items will be in competition with another item for importance. Take a good look around your home today and see what is in competition. Members I will have a few samples for you later. Now the divorcing 18 energy of today - don't argue today it will not get you anywhere. If you come across someone who wants to create an argument - walk away. They are just angry and it will pass. Have an awesome day. Looks like I am divorcing my old rocking chair. I sat on it to put on my boots - rocked back and it broke. I didn't think rocking chairs broke. But any way looks like I am off to buy a new chair. It did sit in the living room and there has been heaps of changes with my connection to the outside world so looks like that time was up.

01.01.2022 Styling to sell can be wonderful, exciting and in-expensive. Try to work with what you have - I see so many people spend huge amounts of money on furniture when they really do not need to. The sale of the home occurs when you are totally ready to sell. When you are ready to hand the keys over and move to another home that takes you further on your journey the buyer will walk through the door.
