25.01.2022 HPC have obtained a Minor Change approval for a as-constructed carport located within the side setback and patio located within the rear setback. Whilst the carport was not assessed as part of the original approval, Council had annotated the plans to indicate their inherent support a carport within 0.5m of the property boundary. The carport has now been formally assessed and approved with a setback of 0.72m. Due to the height of the patio, detailed site analysis and support from adjoining land owners was required to relax the setback.
24.01.2022 Development approval issued for a specialist vocational training facility for high-risk activities in the medium impact industry zone. The Impact Assessment application faced a significant land use conflict with the Gold Coast City Plan by proposing a sensitive use (Educational Establishment) in an industrial area. HPC pushed the application over the line by: (1) justifying the high-risk training courses offered by the business are typical for an industrial land use; (2) highlighting that the courses upskill trainees in the construction and industrial sectors, benefiting the workforce in the immediate locality and broader context of SEQ; and (3) the use does not cause reverse amenity impacts on the surrounding industrial area.

23.01.2022 Our latest RAA approval was for open carports and entry pergolas for a dual occupancy in Miami. The approved structures are located on the front boundary and result in the site cover exceeding 50%. 22.01.2022 A Minor Change to the original building envelope for this lot was required to accommodate this beautiful home as well as the necessary on-site wastewater treatment system. Through many negotiations with Council, HPC were successful in expanding the building envelope to incorporate the house, retaining walls, a future shed and the driveway. The Minor Change also saw the effluent area envelope shifted more towards the rear. This avoided conflict with existing stormwater infrastructure and provided greater flexibility for the house design.
21.01.2022 The desire to retain as much vegetation as possible led the footprint of the Eagleby facility being compressed into the front of the site, resulting in a partially three storey building which exceeds the 8.5m height limit for the area by over 2m. To compensate for this, generous setbacks, significant deep planting landscaped areas and a highly articulated building design were proposed, leading to no objections during public notification of the development. The end result is a successful outcome for both developer and the community which will provide a high quality aged living environment and generate local employment opportunities.

19.01.2022 Gold Coast Public Consultation From 12 May to 10 June, Council welcomes you to provide feedback on the proposed reduction in residential density along Jefferson Lane, Palm Beach. The density maps used in previous consultations was incorrect. Amended mapping has been provided for this third round of consultation. 18.01.2022 Planning approval issued for this coastal secondary dwelling on a narrow block. The dwelling is located to the rear of the existing primary house and encroaches within the allowed side and rear boundary clearances. The design is exemplary for the desired coastal vernacular of Currumbin locality. Car parking is always a difficult issue to resolve for small-lot infill development projects. Due to the narrow width and small size of the property, space for off-street car parking ...was limited. During the course of the assessment, the project team reconfigured the car parking layout on site to achieve Councils Transport Code car parking requirements. 17.01.2022 One of our recent signage approvals was for the QLS Group and Ecycle Solutions warehouse in Berrinba. As the warehouse has frontage to the Logan Motorway, code assessment was triggered. So thats when we jumped in, prepared and lodged the application within days of appointment. Great work team!
16.01.2022 HPC have secured approval for Croft Developments from Logan City Council for the construction of a 144 bed Residential Aged Care Facility in Eagleby. The site presented numerous challenges for the project team to overcome and for HPC to negotiate with Council, including the protection and rehabilitation of biodiversity areas and flood mitigation.
15.01.2022 Planning approval issued for @gjgardnerhomesaustralia for this duplex in Miami. The project team worked closely with Council to ensure the reduced side boundary setbacks would provide an acceptable level of privacy for future occupants and neighbours. The design of this duplex responds to the flood overlay present over the site, with the area beneath the driveway and garages to be filled above the flood level and the remainder of the structure suspended on piers to allow floodwaters to enter beneath the dwellings via battened cladding.

14.01.2022 HPC Urban have secured the concurrence agency approval for this dwelling house extension in Alexandra Hills. The proposal required referral to Redland City Council for design and siting.

11.01.2022 The project team negotiated with Councils Water and Waste department to allow for the secondary dwelling to be built over an existing sewer main which traverses the width of the site. To ensure the asbestos cement sewer main is sufficiently strengthened to withstanding being built over, the team agreed to safely reline the pipe in accordance with a condition of approval. 07.01.2022 On behalf of Spaceframe Buildings, HPC Urban have secured the approval for a Low Impact Industry on the original Boral Brickworks site in Darra. The development application required extensive acoustic consideration for nearby residential areas, stormwater management for overland flow and security for the adjoining railway corridor. 06.01.2022 HPC secured development approval for the new GraysOnline Distribution Centre in Pinkenba. The proposal included 1,490sqm warehouse space, ancillary office and 35,000sqm outdoor storage yard. The development site will be used for the outdoor storage and distribution of heavy mining, construction and agriculture machinery and other similar / associated equipment and goods. Due to the medium impact activities being proposed in the high impact industry zone, a temporary 10-year a...pproval was negotiated. In addition, HPC successfully secured a Negotiated Decision Notice to significantly increase the footprint of the ancillary office space and further minor amendments to the proposal post approval to meet the tenants evolving operational requirements. 04.01.2022 Yet another signage approval obtained in Berrinba. This time it was for the Mitre 10 and Home Timber & Hardware warehouse.
04.01.2022 Impact Assessment approval issued for a Dual Occupancy sited on a narrow, sloping block in the Low Density Residential Zone in Coolangatta. The location of the Dual Occupancy conflicted with the density and land use requirements of the zone and strategic framework of the planning scheme, which seeks to ensure such areas are to be developed predominately for dwelling houses. HPC Gold Coast resolved the land use and density conflict via an in-depth streetscape analysis, demonst...rating that the proposal blends with the surrounding developed pattern. Additional issues resolved by the consultant team include adjoining amenity/privacy and gravity stormwater discharge to the existing gully pit within McLean Street. Land use and density relaxations need to be provided by SEQ Councils for low-risk infill development opportunities such as this approval if SEQ Regional Plan housing supply targets for population growth over the next 20 years are to be met. 03.01.2022 Whilst the application for the Currumbin secondary dwelling was underway, we added in the expansion of the primary dwellings second storey and wrap-around deck. Thanks to our experience with RAAs, we successfully negotiated relaxed side setbacks to match the existing ground storey walls. The approved design features screening along the side boundary to achieve privacy but retains the open outlook to the beach.
