25.01.2022 Influencers and the missing piece/ingredients: The BIGGEST Drivers/Influencers - relative supply to demand of which building approvals and the flow of credit ...are arguably the biggest components outside of relative affordability (not just price, think mortgage and rent too) - confidence What do you see here (attached)? = approvals have been falling off a cliff, yes they are coming off highs, but they aren’t going to bounce up anytime soon in a big/sustainable way. Demand/appetite will also reduce too, considering borders, alongside density and investor appetite shifts. = the cobweb effect fellow researcher Pete Wargent often uses this economic term as well. One of my favs. This is where the supply commentary will make sense. = savings ratios are picking up (cheap money / less spending / and stimulus money) = on top of the above, we all know how cheap money is right now (interest rates), and the amount of cuts that have happened in the last year. Beyond the cuts people are also gaining grounds on lost margins via bank loyalty tax through refinances. Mortgage affordability is a far more important metric than income to price ratio which is often tossed around too much. = rental market strength across most of Aus (outside of high density regions / many apartments and townhouses / high reliance on student regions) When I personally purchased in the last few months, did I purchase for the next few months?...or finding a dream covid steal?...no! I purchased because I’d like to hold as many assets as I can before this supply/dwelling deficiency coming up in the years ahead really kicks in with all this cheap money and potentially other government shake ups...as they will try anything they can.. What’s the missing piece in the short to medium term? (Sentiment) as during recessions that’s what usually gives. Also a part of the deepening dwelling deficiency is a negative impact for a short time period on construction jobs due to the decline in new pipeline. It can partially be offset by large gov spending and infrastructure but never in full, hence more job losses here are likely in parts of the country. - This is very macro (country analysis) there will be micro locations across the country where as result of what’s occurring this does not come to life and price declines depending on where will occur. It’s just an analysis of the much bigger picture for the 2-5 years ahead. I’ve been talking about a supply shortfall in the future since early 2019 when I first saw these indicators. Border closures whilst not a strong direct and immediate impact on purchases, will kick this dwelling deficiency can a little down the road (not by a lot though). However, it’s still important to know these fundamentals. Because it’s these fundamentals that cushion prices and create a rise in many areas that feels so odd to many.

Guess what? for the last month at Investors Choice Mortgages Ive been taking an additional 2-4 calls a day for people who are reading the market recovery and starting to look. The market has turned but you wont read about till 2020 and here is why. Those enquiries will have a Loan approval within 3-4 weeks, they will then take 4-12 weeks to find a property and a further 6 weeks to settle. Sales will be recorded in 3-5 months from now. SQM Research will report sales within a week, other data providers with 1-2 months. Then in November-January 2020 you will read in the paper that the market has turned. Come January 10,000 first home buyers will get a Government backed 95% loan. They will go through the same time frame for purchase and in March-June 2020 you will read about how there is even more strength in the market. At this stage ie June 2020, those who are waiting to see if we are at the bottom of the market will start looking with their I wonder how much? searches. Then in a November to January 2021 you will read the market continues to strengthen however those buying in 18 months time, those who played it safe will be paying $50-$100k more and missing out on a year and a half a growth. Want to play it safe in Property? Buy in the best area for growth and yield you can afford when you can afford, dont try to pick the market.

Expect a rebound in Australias property markets - thats the view from economists and the industry following Labors f...ailure to win the election and implement changes to negative gearing. Goldman Sachs economists are forecasting a "moderate positive shock to sentiment in the corporate sector and a more meaningful one in the housing sector". The housing markets in Sydney and Melbourne are expected to bottom out earlier than expected. CoreLogics Tim Lawless says the election outcome is "an overall net positive" for housing. "Certainty has been reintroduced, which will bring confidence and allow people to make high-commitment decisions," he says. UBS economist George Tharenou says the Coalitions election win is likely to stabilise sentiment and reduce the risks in the housing market. This could lift consumer sentiment and consumption, which had been threatening to spill over into weakening economic growth. Property leaders have flagged restored confidence, with Ray White chairman Brian White calling the bottom of the market in the wake of the Coalitions election victory. See more
