21.01.2022 TRUE OR FALSE?? You HAVE to allow pets in your rental property. If you own an investment property here in Queensland its FALSE ... You DO NOT have to allow pets in your investment property. In Queensland a tenant may only keep a pet if the tenancy agreement states that pets are allowed. Tenants are responsible for any damage caused to a property by a pet. It is common for a tenancy agreement to specify that the tenant must have the property fumigated upon vacating it. We know that pets are part of the family, so when we take a rental application, we also take a pet application form too! That way, we always know exactly who is living in our investment property (including the furryy family members!) Here are our top tips for setting yourself up right for 2021 (especially if property investment is one of your new years resolutions )... Number 1 - Get your Will Sorted. If you’ve been putting it off, this is the year to do it! Make an appointment with your solicitor and get your will drawn up. If you need a great solicitor to do this for you, send a message to our friends at @salerno_law and they’ll organise this for you. It’s really not as hard as you’d think! Number 2 Check your Investment Strategy Make the time to sit down with your financial advisor to plan out your investment strategy. Knowing what stage of life you’re at will really impact how you should be investing. So work with a financial advisor who understands you, your goals and your preferred investment strategy, so you can set yourself and your family up for the future. The car keys were stolen from inside the house whilst their family was sleeping. It seems that criminals these days have moved into the technology era. Garage door coders are the new in thing so we strongly recommend that you ensure that your internal garage doors are locked and for extra precaution an idea could be to turn off the power to you...r garage motor at night. The truth is, when you apply to rent a property through our office, we’re considering giving you the keys to a property, so we need to double check so many things. Here are the things we need to check:... Your Identification we need to ensure that we can identify you, so that when we draw up a lease agreement we list all the adults and their legal names on the agreement. Your Income we know this is very personal information to ask, and we are careful to keep this information very secure. Just as a bank would check your income to make sure you can pay for a mortgage, we need to do the same thing to check that you can pay the rent. Your History if you’ve rented before, we’ll want to check your rental history. But don’t stress if you haven’t rented before. We can talk to you about verifying your history in other ways. So even though it feels like so much work to apply for a rental property, we’ll do everything we can to make it as painless as possible!
