25.01.2022 A number of our clients have decided to fix their home loans. If the loan is a fixed loan there are some lenders who have fixed loans with offset accounts. This combines interest rate certainty with a greater ability to pay down the loan quicker (as opposed to fixed loans that do not have offset accounts). 24.01.2022 This week you would have heard about the First Home Owner scheme introduced by the coalition (but matched by Labor). Here is a summary: 1. First home buyers will require an income of up to $125,000 or couples with a joint income of up to $200,000 to be eligible; 2. The Coalition will guarantee the difference between that lower deposit (down to 5 per cent) and the industry standard (about 20 per cent), which means the first home buyers would not have to pay mortgage insurance...; 3. Once the first home-buyer has borrowed 95% of the value of the house, the government guarantee lasts until the homeowner refinances.

22.01.2022 You may wonder why the Loan Gnome has been under a rock for the last few days.....Mr Gnome and Mrs Gnome celebrated their 41st wedding anniversary. We visited Maleny and Montville and particularly enjoyed visiting the Maleny Dairies. We enjoyed feeding the animals and had a great feed at The Long Apron restaurant. 21.01.2022 In positive news, yesterday the coalition government announced a change to its position on the future of trail commissions. Rather than banning trail commissions on new loans from July 2020, Treasurer Josh Frydenberg announced that they will be left to operate as is with a review held in three years time. This is a positive for consumers and will hopefully be adopted by both sides of politics.

21.01.2022 Ripehouse Advisory CEO Jacob Field believes stricter lending requirements for investors has lead to an increase in rents. Note the last time Negative Gearing was abolished in 1985, rents increased dramatically. If we combine tighter lending requirements with removal of negative gearing for older properties, we may find a dramatic increase in rent. 14.01.2022 Car Finance Tips (from Warwick Johnson): 1. The interest rate offered by a car dealer may look low (and appealing) but taking out a low car dealer interest rate leaves little room for price negotiation on the vehicle; 2. Having a balloon (an amount you pay at the end of the lease) reduces your repayments but will lead to a large pay out figure; 3. 14.01.2022 Investor Loans have decreased by 14% this year. We are finding that only a small number of lenders have an appetite for investment loans. Also, it is much harder to obtain an investment loan at 90% Loan to Property Value Ratio. But dont worry.....the team at I See Finance are Investment Lending Specialists. 14.01.2022 The Netherlands was held up as a successful broker fee for service model by the Banking Royal Commission. However, the result of fee for service has been a significant decrease in lenders and an increase in costs for consumers. According to a 2017 report entitled Banking in the Netherlands, obtained by Loan Market Group, the total number of banks in the Netherlands decreased from 99 banks in 2007 to just 44 banks in 2017. Additionally, Moodys Investment Services 2018 report... found one of the biggest Netherland institutions, ABN Amros net interest margins have grown steadily since 2010. In comparison, the Australian marketplace net interest margins of major and regional banks have been on a steady decrease since brokers were introduced into the sector in the mid-1990s, according to the Reserve Bank of Australia.

12.01.2022 Last August, Mark Bouris told share holders that the 9 cent offer from Mercantile Group was Grossly Inadequate! Given they were trading at 5.4 cents before yesterdays announcement I agree with Mr Bouris.....9 cents a share is precisely 9 cents more than its real share price value. Im betting share holders wished they had taken Mercantiles offer now. Very interesting read with YBR shares suspended on late accounts. 11.01.2022 Good news for small businesses. Both houses of Parliament have approved the federal governments bill to lift the instant asset write-off for SMEs to $30,000. The Coalition governments Treasury Laws Amendment Bill 2019 yesterday passed both the House of Representatives and the Senate, just days after the government announced its proposal in its 2019-20 budget.

10.01.2022 New figures out by the Reserve Bank of Australia (RBA) show the number of new credit card accounts dropped to 15.97 million in November 2018, making it the lowest level of active accounts since March 2015 Total credit limits also fell to $151.94 billion in November, down from $152.09 billion in October, despite it being a month out from the busy Christmas shopping period. Both changes are in line with the new credit card rules which came into play at the start of this year, which make it harder for people to get access to credit. Borrowers will now only be given credit which can be paid off within three years. (Source: Rebecca Pike Australian Broker).

The Australian Prudential Regulation Authority (APRA) has announced that it will remove its supervisory benchmark on interest-only residential mortgage lending by authorised deposit-taking institutions. The benchmark was put in place as a temporary measure in March 2017, as part of a range of actions to reinforce sound lending practices. The introduction of the benchmark has led to a marked reduction in the proportion of new interest-only lending, which is now significantly below the 30 per cent threshold.

Ive come across a number of people still paying off last years Christmas present credit card debt. Remember, it is time with your family and friends that is the best investment....not the presents.
