25.01.2022 A number of our clients have decided to fix their home loans. If the loan is a fixed loan there are some lenders who have fixed loans with offset accounts. This combines interest rate certainty with a greater ability to pay down the loan quicker (as opposed to fixed loans that do not have offset accounts). If you are unsure if a fixed loan is suitable for your circumstances, email us at [email protected] and we can arrange a time to talk.
25.01.2022 Many of you would know Im passionate about car racing (particularly Formula One). In my past lives (I sound like a cat!) the Loan Gnome has worked at service stations and on cars including racing cars. As the Loan Gnome I believe I have delivered honest and efficient home loan service to you over the years. Well......I now have a special announcement. Courtesy of my partnership with Mr Nick Plamenac I am going to concentrate on car finance. This is something Ive wanted t...o do for years and something I am extremely passionate about. Nick will assist with new home lending queries and I will focus on car finance (and equipment finance). All of the lending will be done under the I See Finance banner but I will also be sharing some of my previous car racing tales and tips about car financing and leasing. I can also give you some hints on vehicle purchases, the holistic car purchase experience.
24.01.2022 This week you would have heard about the First Home Owner scheme introduced by the coalition (but matched by Labor). Here is a summary: 1. First home buyers will require an income of up to $125,000 or couples with a joint income of up to $200,000 to be eligible; 2. The Coalition will guarantee the difference between that lower deposit (down to 5 per cent) and the industry standard (about 20 per cent), which means the first home buyers would not have to pay mortgage insurance...; 3. Once the first home-buyer has borrowed 95% of the value of the house, the government guarantee lasts until the homeowner refinances.
24.01.2022 Data from the annual Household, Income and Labour Dynamics in Australia (HILDA) survey found workers spent an average of 4.5 hours a week commuting, a rise of 23 per cent since 2002. An interesting article: https://www.abc.net.au//transport-commute-growing/11408324
23.01.2022 The timing of yesterdays rate cut was a little bit of a surprise. I was expecting the second cut to occur in October. Lenders have reduced their rates between 0.19 and 0.25%.
22.01.2022 You may wonder why the Loan Gnome has been under a rock for the last few days.....Mr Gnome and Mrs Gnome celebrated their 41st wedding anniversary. We visited Maleny and Montville and particularly enjoyed visiting the Maleny Dairies. We enjoyed feeding the animals and had a great feed at The Long Apron restaurant. What is your favourite holiday destination? Please post a picture in the comments below.
21.01.2022 In positive news, yesterday the coalition government announced a change to its position on the future of trail commissions. Rather than banning trail commissions on new loans from July 2020, Treasurer Josh Frydenberg announced that they will be left to operate as is with a review held in three years time. This is a positive for consumers and will hopefully be adopted by both sides of politics.
21.01.2022 Good news for Brisbane house prices! https://www.9news.com.au//9c07520b-09ea-4d89-a0b6-d33f9b34

21.01.2022 Ripehouse Advisory CEO Jacob Field believes stricter lending requirements for investors has lead to an increase in rents. Note the last time Negative Gearing was abolished in 1985, rents increased dramatically. If we combine tighter lending requirements with removal of negative gearing for older properties, we may find a dramatic increase in rent. Do you believe that negative gearing should be limited to new properties?
18.01.2022 The stock market has taken a hit over the last few days. Peter Switzer has written an excellent article on the cause...the trade war between the United States and China. http://www.switzer.com.au//trade-war-threatens-your-job-/
18.01.2022 Does the Loan Gnome (Warwick) look more like:
17.01.2022 The Federal Election will be on Saturday May 18! Irrespective of the way you vote I encourage you to respect everyones opinion.....except if they vote for The Greens. Greens voters should be condemned!
16.01.2022 The timing of yesterday's rate cut was a little bit of a surprise. I was expecting the second cut to occur in October. Lenders have reduced their rates between 0.19 and 0.25%.
15.01.2022 For your Monday laugh: Ive been told that I look a bit like the character from the movie Up. Yours in Comedy....The Loan Gnome (Warwick).
14.01.2022 Car Finance Tips (from Warwick Johnson): 1. The interest rate offered by a car dealer may look low (and appealing) but taking out a low car dealer interest rate leaves little room for price negotiation on the vehicle; 2. Having a balloon (an amount you pay at the end of the lease) reduces your repayments but will lead to a large pay out figure; 3. The shorter the lease / car finance term, the better the interest rate. ... Email Warwick at [email protected] if you have any car finance queries.
14.01.2022 Investor Loans have decreased by 14% this year. We are finding that only a small number of lenders have an appetite for investment loans. Also, it is much harder to obtain an investment loan at 90% Loan to Property Value Ratio. But dont worry.....the team at I See Finance are Investment Lending Specialists. We can quickly work out the best finance direction for our investor clients.

14.01.2022 The Netherlands was held up as a successful broker fee for service model by the Banking Royal Commission. However, the result of fee for service has been a significant decrease in lenders and an increase in costs for consumers. According to a 2017 report entitled Banking in the Netherlands, obtained by Loan Market Group, the total number of banks in the Netherlands decreased from 99 banks in 2007 to just 44 banks in 2017. Additionally, Moodys Investment Services 2018 report... found one of the biggest Netherland institutions, ABN Amros net interest margins have grown steadily since 2010. In comparison, the Australian marketplace net interest margins of major and regional banks have been on a steady decrease since brokers were introduced into the sector in the mid-1990s, according to the Reserve Bank of Australia.

12.01.2022 Last August, Mark Bouris told share holders that the 9 cent offer from Mercantile Group was Grossly Inadequate! Given they were trading at 5.4 cents before yesterdays announcement I agree with Mr Bouris.....9 cents a share is precisely 9 cents more than its real share price value. Im betting share holders wished they had taken Mercantiles offer now. Very interesting read with YBR shares suspended on late accounts. I feel sorry for the mum and dad investors who bought shares in the business. https://www.smh.com.au//bouris-s-yellow-brick-road-to-susp
11.01.2022 Good news for small businesses. Both houses of Parliament have approved the federal governments bill to lift the instant asset write-off for SMEs to $30,000. The Coalition governments Treasury Laws Amendment Bill 2019 yesterday passed both the House of Representatives and the Senate, just days after the government announced its proposal in its 2019-20 budget.
10.01.2022 Thank you everyone.....we are up to 100 likes. I hope you like this photo of Steve Waugh raising his bat at the SCG in January 2003....a famous 100 for Australia.
10.01.2022 New figures out by the Reserve Bank of Australia (RBA) show the number of new credit card accounts dropped to 15.97 million in November 2018, making it the lowest level of active accounts since March 2015 Total credit limits also fell to $151.94 billion in November, down from $152.09 billion in October, despite it being a month out from the busy Christmas shopping period. Both changes are in line with the new credit card rules which came into play at the start of this year, which make it harder for people to get access to credit. Borrowers will now only be given credit which can be paid off within three years. (Source: Rebecca Pike Australian Broker).
08.01.2022 I have a secret to share with you. The Loan Gnome now offers Green finance. What is Green Finance you may ask? Are we financing the Greens Party? Sorry Bob Brown but no. We now finance solar panels. A number of solar panel providers claim to provide zero percent finance...but in reality they are just adding 30% to the price of your solar panels. Our finance options save you money! Email me at [email protected] if you would like to find out more.
08.01.2022 Ok....so it appears that the laughs are on me this week. My colleague Nick has suggested I look like Bilbo Baggins from the Lord of the Rings movies. So Im starting a poll. Do you think I look more like Bilbo Baggins or the character from Up? The poll will be in my next post. Yours in Finance (and comedy).....The Loan Gnome!
08.01.2022 This is a great article on the unintended consequences of the royal commissions. These three groups were impacted the most: https://www.brokernews.com.au//royal-commissions-top-three
08.01.2022 Propertyologys head of research, Simon Pressley, predicts Brisbane property prices will increase by between three and six percent in 2019. Other cities expected to perform positively are Hobart, Perth, Adelaide and Canberra.
05.01.2022 Great News for Property Investors!! The Australian Prudential Regulation Authority (APRA) has announced that it will remove its supervisory benchmark on interest-only residential mortgage lending by authorised deposit-taking institutions. The benchmark was put in place as a temporary measure in March 2017, as part of a range of actions to reinforce sound lending practices. The introduction of the benchmark has led to a marked reduction in the proportion of new interest-only lending, which is now significantly below the 30 per cent threshold.
05.01.2022 The Loan Gnome Warwick thinks he looks like the character from Up......but I think this person has a closer resemblance. Do you have a friend who looks like a cartoon character or a celebrity? If so post their picture in the comments below and tag them for your chance to win a $20 Gift Voucher (your choice of Bunnings, Woolworths or Dan Murphys vouchers). Yours in Gift Vouchers....Nick
05.01.2022 Tuesday Dad Joke: I once tied all my watches into a belt, but then I realized it was a waist of time.
04.01.2022 An interesting read regarding sentiment in the Real Estate market after the recent election. APPRAs decision to review assessment rates, the First Home Buyer Guarantee Scheme, Negative Gearing to remain unchanged and Capital Gains tax to remain unchanged have provided a massive boost. https://finance.nine.com.au//dec5f5e6-a933-4421-85fa-092fa
04.01.2022 Q: What did the midget say when I asked him for a dollar? A: "Sorry, Im a little short"

03.01.2022 In the lead up to Christmas my recommendation is invest time in your family and friends......but stick to your budget when buying presents. Ive come across a number of people still paying off last years Christmas present credit card debt. Remember, it is time with your family and friends that is the best investment....not the presents.
02.01.2022 An article from the Australian Financial Review about the biggest winners and losers from the Royal Commission. Unfortunately bank profits will further increase and consumers will be worse off. https://www.afr.com//banking-royal-commission-brokers-are-
01.01.2022 It was Budget night last night. A few years back I attended a Budget Night party organised by one of my colleagues and friends (not naming names Nickolachovski Plamenac). What did you think of last nights budget?
