Things do not always go to plan, therefore it is important that you take the appropriate steps from the outset to protect yourself.... Some common pitfalls that can leave you exposed. 1.Existing Home Insurance Policy Prior to commencing any renovation works it is important that you contact your existing Home Insurance company to confirm that your current insurance policy will still cover you while the renovation works are being undertaken. Generally Construction insurance taken out by the builder covers contract works only and does not cover the existing structure. Potentially leaving you exposed If your existing Home Insurance policy will not provide cover during the renovation works you can request that an Existing Structure policy be put in place by your builder. 2.Have a Domestic Building Contract in place Having a contract in place ensures you will have the level of protection afforded to consumers under the Domestic Building Contracts Act 1995. All domestic building work costing a total of more than $5000 (including labour and building materials) must be carried out by a registered building practitioner and a major domestic building contract must be in place. 3. Obtain Home Owner Warranty: This will cover you in case the practitioner dies, disappears, becomes insolvent, or fails to comply with a VCAT or Court Order If you engage a registered building practitioner to complete work costing more than $16,000, the practitioner will need to provide domestic building insurance cover.
