07.01.2022 Lots of people on here are getting price increases and it’s not fun. So let me try and shed some light on why and what you can do about it. At the start of 2020 the building industry in Perth (according to the Cordell Report) was putting about 440 homes to site each month. This means that any one time there was about 3000 homes at site at anyone time. These numbers were manageable as an industry. When the state and federal grants came in, some builders went nuts, signing up every one they could. Some builders reported to have signed over 1000 clients in a month, where as others were more responsible and capped their homes. Either way all those slabs were due to go down at about the same time to qualify. From memory I think about 3000 slabs were due to go down in November alone (don't quote me on this) but it was a huge number and thousands afterwards. Bricklayer rates alone have gone from roughly 95c a brick to $3 a brick. This is roughly a $15-20,000 increase just for that one trade. I have been in the industry 20 years and have never seen it this high. Then there are all the other trades that when it gets to their time to work on a job there will be a shortage and prices will most likely increase. Then there are the suppliers and then the developers etc. So basically it is a storm of increases. What can you do? If you get an increase two things you can do, negotiate on the price and ask for a written guarantee that there will be no more increases.
