25.01.2022 Better than Lego! And just when you thought you had seen it all. This large pole home we inspected is built on the side of a very steep hill and is only being supported like this!



25.01.2022 Years ago, homeowners could receive significant rebates towards the cost of new insulation in the home, under the Federal Governments 'Ceiling Insulation Rebate Scheme'. Unfortunately, there were a lot of unqualified and dodgy installers taking advantage of the scheme, and it was eventually scrapped. The installers would arrive with rolls of insulation and place them up into the roof space (the quickest and easiest way was to remove a section of roof tiles or roof sheeting ...and throw the rolls in). For some unlucky homeowners, thats as far as it went - the insulation was not even removed from the packaging and installed. A lot of homeowners did not, or could not, get up in the roof space themselves to check the quality of the installation (especially the elderly). Years later some homeowners still have no idea . which was the case in this home inspected today. See more

24.01.2022 We see these type of DIY reno issues almost every single day. People want to get in on the current property boom - buy an old run-down home at a bargain price a quick DIY makeover flip it make money. This can be successful, but only when the work is done by QUALITY, licensed builders/tradesmen. Not by cutting corners at every chance and hoping it will go unnoticed. Thanks to Matt from Swangold Pest Control for sending us these videos (see more in Comments) of himself and Murray inspecting a dodgy flip this week, and thanks for the sense of humour. Also thanks to the actual QUALITY builders and tradies out there who we know personally. These are the people you want working on your house. Their knowledge, skills, and years of experience certainly makes them worth every single cent.



23.01.2022 After his pre-purchase inspection this morning, our client stated over and over again how this was "the best $500 odd bucks Ive ever spent. Our building and pest inspectors had discovered, amongst other issues, significant structural timber/termite damage in various areas of the roof space. He couldnt understand when we told him how, on the flipside, when an inspection uncovers nothing of real significance or concern, some purchasers will walk away feeling that an inspection really is a waste of money and/or an unnecessary requirement of their lender. *When buying a property, no matter what the results of the pre-purchase inspection, it will ALWAYS be the best $500 odd bucks you will ever spend.

23.01.2022 Under Australian Standards for pre-purchase inspections, building inspectors need to carry out water testing to certain areas, and especially to shower recesses. This includes running the taps for at least 10 minutes. The reason is that the shower might not have been used for some time prior to the inspection, which would affect the detection of any dampness or water leak. This home presented with a newly renovated bathroom, ensuite and kitchen. Unfortunately active water l...eaks were identified in all three of these areas, and these could only be seen when crawling through the dirt in the subfloor below. Water leaks and dampness cause mould, decay and water damage to surrounding building elements, and also create conditions which are attractive to termites. In this case, structural timber termite damage was also identified at the property, not only within the subfloor, but also in the roof space directly above the bathroom. Without a thorough building inspection prior to purchase, by a building inspector who takes the time to do his job properly, theres every chance you will have no idea of these types of major issues until its way too late. 21.01.2022 Check out this product used by PJH CONSTRUCTIONS AUSTRALIA PTY LTD for the deck at their amazing loft house construction at Burleigh Heads, it certainly does look insane! Considering the amount of defective decks we inspect which need to be replaced due to wood rot and decay, it seems this is a more durable product that is worth looking into.

21.01.2022 Shower or fountain? These owners might want to ask for a refund.

20.01.2022 Serious Safety Hazard! Look at the burn marks to the underside of the insulation and on the ceiling lining around the light fitting. Some of the insulation inside this roof space has been installed over downlights. The sellers of this home had no idea of this disaster waiting to happen. When ceiling insulation is installed directly over, or even too close to light fittings, there is an immediate risk of fire. Even lights fitted with covers can pose as a risk if the insulation enters inside the cover. Insulation needs to be kept clear of the lights for a distance of at least 200mm around the unit it is generally recommended to have at least the width of a hand span as the minimum clearance requirement. Any insulation within the vicinity of light fittings (or any electrical fittings) should be moved immediately.

14.01.2022 Gutter Talk Muz up on the roof checking our gutters late this afternoon. How are your gutters looking? With the chance of TROPICAL CYCLONE OMA bringing heavy rain in the coming days, now is a timely reminder to ensure your roof plumbing is clear of any blockages, such as leaf litter. Any blockages to the gutters, downpipes and roof valleys will generally cause pooling of water, which can then flood the eaves and/or internal roofing structures. Not only can this cause mould and water damage, but moisture in these areas also cause conditions which are attractive to termites and timber pest activity. All debris should be cleared from the roof plumbing, and any overhanging tree branches should be removed where possible. To maintain these areas, gutters should be cleaned frequently.

13.01.2022 Known as ticking time bombs, they are said to be responsible for more than 1 in 5 water damage insurance claims lodged by Australian households. They cost as little as $10, but can cause extreme damage if not checked regularly. A burst hose could lead to water flooding into your property, causing thousands or even tens of thousands of dollars in damage. In some cases, flooding caused by these burst hoses has led to collapsed ceilings, damaged walls, and created a house whi...ch cannot be lived in. These flexible water hoses are a stainless steel fabricated hose which have replaced the standard copper pipe installation from the wall outlet to the taps under sinks, basins and tubs. New tapware include these flexible hoses as part of their hardware. The hoses are also used on toilets to replace the copper pipe connecting water from the stop tap to the cistern. Flexible water hoses are prone to deterioration, have a limited lifespan, and generally need to be replaced by a qualified plumber every 5-10 years. Research suggests that the hoses erode even faster when people store household chemicals under the sink. Many of the hoses will have an expiry date printed on the collar of the hose, HOWEVER, any that show signs of damage, including rust spots, bulging, or corrosion to the metal, need to be replaced as soon as possible. The hoses tend to burst when the braided lining fails, which then allows the inner core/rubber tube to expand. See more

12.01.2022 We have a lot of interstate and overseas clients, and for different reasons, many of those enter into a contract to purchase a property without having first set foot in it themselves. We see this everysingle...day arrive at a property and it is nothing like described, and nowhere near as presentable as it appears in online photos. It has to be expected to a small degree (otherwise the person in charge of advertising has not done their job properly) but unfortunately most times the client will only walk away and need to begin the house-hunting process all over again.

12.01.2022 Its been a crazy busy week, not only with pre-purchase building inspections, but also so many practical completion inspections. A PCI is carried out for the purchaser of a newly constructed home, and takes place once all tradesmen have completed or practically completed all works. The general purpose of the inspection is to ensure the property is practically complete, ready to be occupied, and all building work is of an acceptable standard. We provide a report which includes photos of defects, and identifies any inadequate or poor workmanship, incomplete finishes, defects and imperfections. The client can then request their builder to rectify these matters. Some of the PCIs done this week were these ones at the new Vue Terrace Homes at Robina.

11.01.2022 The occupiers of this property we inspected had no idea of what had happened inside their roof space, or when. This is exactly why Australian Standards state that ceiling insulation must be kept clear of light fittings for a distance of 200mm around the unit. Even lights fitted with protective covers can pose as a serious fire risk if the insulation enters inside the cover.

This is WESLEY, a beautiful 10 yr old Guide Dog, whose owners are a senior couple who are BOTH visually impaired (one with a complete loss of vision, and the other almost complete).
