22.01.2022 RBA hold Interest rates The interest rate of 1.5% has been maintained by the Reserve Bank of Australia for a 13th month in a row. As can be seen on the graph, rates have not been this low for as long in many years. Consumers have never had it as well in relation to the lending rate. That being said, many of us set up our loan and just leave it. Don't think your bank is going to notify you of better products on the market, when was the last time you got a call from your bank to decrease their profits!! Although we are in a climate of the lowest interest rates in history, with the reserve bank not putting up the official interest rate since August 2016, you may well have seen your own variable home loan rate go up independently of this. Banks do this for many reasons. ... - You may have done your initial loan at an "introductory rate" (a way to get you in and then hope that you never leave). - To increase their profit margin from lending. - The banks costs of lending (often funds are sourced from overseas markets and are subject to overseas conditions) have increased, meaning they pass this on to you. A bank will never offer you a lower rate than what you are currently on. Do yourself a favour, see if your bank is offering better rates to new customers than what you are on and ring them to see if they will lower your interest rate. Lenders have been increasing the rate on investment interest only loans since APRA enforced them to reduce the amount of interest only lending on their books. What they have also done is significantly reduce Principal and Interest rates for investment lending. Many financial experts are saying that investors should get their calculators out and see if it would save them money by switching to a principal and interest loan for their investment property, as the savings may be greater than the higher tax benefits of an interest only loan. 07.01.2022 Interest Only Lending The banks are really putting the pressure on interest only lending. This is due to APRA putting pressure on banks to limit the flow of new interest-only lending to 30% of new residential mortgage lending and 10% of investment lending. The response has been that banks have put up their rates up across the board on interest only lending by between 0.3 and 0.5%. 03.01.2022 LIVING EXPENSES - WHAT HAVE THE BANKS DONE? During and after the completion of the Royal Commission in banking, one of the biggest changes lenders have made is to take a much closer look at a persons living expenses. Previously banks used a standardised measure called the HEM to decide what a persons living expenses were. This was dependent on such things as where a person lived, marital status and how many children a person has. Banks are now asking for 3 - 6 months of every...day savings account history and credit card history to analyse living expenses more closely. This has seen a tightening in the amount that a person can borrow due to having less disposable income to pay for the home loan if it is found monthly expenditure is more than what the HEM previously indicated. Whilst we all know that when we buy a house, we tighten our belts to afford what we have purchased, the banks are no longer seeing it this way. Historical expenditure is now being used.
