20.01.2022 The Reserve Bank has once again kept the cash rate unchanged today meaning rates are still at an all-time low. Many have just dropped their interest rates effective immediately so if youre paying more than say 3.69%, its time for a homeloan health check
20.01.2022 Beware, Banks are starting to tighten up their credit policies... In light of the current and expected changes to the economic environment, many Lenders are already starting to implement new credit policies to ensure they are all still meeting their responsible lending obligations. Some of the credit policy changes Ive seen come through over the past few days include employment checks to further verify that there hasnt been and wont be any change in working hours, a red...uction in the allowable commission income able to be used for serviceability and one Lender has today reduced the maximum LVR across the board down to 70% LVR. I expect there to be more Lenders heading down a similar path over the coming days/weeks. Many of these are intended to be temporary changes and will be reviewed after 3mths but if you have intentions on buying or refinancing, such changes could very well impact you and your plans. 19.01.2022 If you have just purchased or thinking about purchasing a house that is settling before the end of financial year, be sure to have everything ready so that your loan application is submitted by June to ensure the banks can assess, approve and settle on time. Each bank has their own cut-off date but the sooner you get the application in the better your chances of settling on time (its a crazy busy time for Banks at this time of the year) and avoiding any penalty interest imposed by the Vendors

04.01.2022 Pre-Approvals allow you to actively go house-hunting with the confidence knowing that youre likely to get the finance for the house. A pre-approval is no different to a normal home loan application, the only difference is you probably dont have a purchase contract in place (so bank wont be able to conduct a valuation on the property) but the bank would have performed a credit check and verified all the documentation provided (i.e. payslips, employment, liabilities etc) to approve a specific loan amount. Pre-approvals are usually good for 6mths provided your financial circumstances havent changed during that time. Its super easy to arrange (you just need to supply the information and ill manage the rest for you) so theres no reason to delay. PM me today
