25.01.2022 Just one of the many defects found in a typical practical completion inspection - Finished floor levels not flush with the top of the vertical leg of water stop as per AS 3740.

24.01.2022 Shower Leak Another pre-purchase building & timber pest inspection, another fresh coat of paint & another shower recess leaking due to a failed waterproof membrane!!! This one was observed visually without any help of moisture meters or thermal imagers!! Advertised by the agents as freshly refurbished inside & out with no expensed spared... well it was apparent that some expenses were spared when our client as recommended by us, asked for a copy of the waterproofers certificate & their warranties and nothing could be provided!!!! 20.01.2022 Great Find Found within the subfloor of another inspection - the vendor, a retired carpenter has forgotten the importance of not storing timber in direct contact with the ground, thus resulting in the carpenters of the insect world destroying his saw horses!!! 20.01.2022 Warranty Voided When a client tells you the builder said Don’t worry it’s an external solid core door - the tops and bottoms aren’t required to be sealed...fast forward a few years later and look what’s happened Note: if the doors aren’t sealed, all manufacturers warranties are voided and the door is good for the bin!!

06.01.2022 Interesting read indeed..... would you still buy a second hand vehicle if your mechanic inspected it & highlighted major concerns...... so why would you spend thousands more & risk it with a property that you want to call home......

06.01.2022 Active Water Leak Active water leak with developing wood decay to subfloor timbers aswell as high moisture to adjacent internal wall linings of this shower recess!!! Just a few of the major defects found at the one property on a pre purchase building & timber pest inspection last week! The last inspector was noted by the vendors to be onsite for appox. 20 minutes opposed to our 2 hour inspection time for this property - we wonder what was identified in 20min this is why our industry is tarnished! 03.01.2022 Termites Once again on another pre-purchase building & timber pest inspection, further undisclosed infestations found.... This time a termite management sticker was found onsite - this one dated only 6 weeks prior!!! Lucky for this purchaser they are now fully aware that termites have visited this home & can make all the relevant enquires to make a fully informed decision prior to paying the $1.4million price tag!!!

03.01.2022 Termites The conducive condition is real!!! It is without fail every site attended, conducive conditions are identified & reported on!! ... These little guys were found onsite to stored timbers in direct contact with the ground at a recent inspection! Our friends @sydney_wide_pest_solutions can agree that reducing the conducive conditions will reduce the risk of possible attack to your most valuable asset!!!
