20.01.2022 Helen 5 double storey two bedroom units situated on 660sqm about to be submitted to council. In order to achieve this yield, main living areas are placed upstairs in order to use a balcony to meet private open space requirements. To maximise space, part of the first floor and balcony is suspended over the common driveway utilising every square meter of site available. Solar access was difficult with north to the rear so balconies are screened as such to capture as much nort...h light as possible while the first floor consists of a raked ceiling with highlight windows for each dwelling facing to the north. Since we managed 5 units, a visitor carpark is required to be provided. We got creative by situating the visitor space within the front setback and then screened with vegetation to soften the impact on the streetscape. All of this is only possible due to the site situated within a favourable Residential Growth Zone making higher yields achievable and better council support. The client contacted us for feasibility assessments on various sites they were interested in before purchasing to establish any potential pitfalls and determining which would be the most productive and profitable purchase. We narrowed it down to a couple that all held similar potential which allowed the client to then finalise a sale based on the best deal they could then close. This did involve more cost and time but will return 10 fold by selecting a site more suited to a good development outcome rather than buying any site they could find and being content with whatever was then going to be possible. If this same site was in a General Residential Zone, wed likely be looking at only 3 units. Great result for the client and looking forward to see the progress!

09.01.2022 Endorsement for this beauty just came through this week after a successful VCAT overturn with very minor changes. 3 double storey units on 780sqm with Rosebud beach at the end of the road. Client stoked & says the VCAT ruling is testament to the great designs. He loves the plans, thinks it was a great result & will sell well compared to other developments currently on the market. 07.01.2022 A quick client section sketch to demonstrate a concept idea and how we would incorporate sustainable design elements such as eaves, highlight windows & thermal mass. This would make their home a more comfortable temperature year round with less active heating & cooling - a problem they currently have in their old dwelling which they wanted to address.
07.01.2022 A duplex townhouse development in Newtown, Geelong Ikonik achieved a planning permit for a couple of years ago. Construction now completed and one of the townhouses recently sold for a great price! Got to love happy clients and they were a pleasure to deal with through the process. @ Newtown

05.01.2022 Willana - Completed early 2019. Not the most Architecturally inspiring design but a basic unit situated behind an existing house. Clean lines & neutral modern colours still make for a good looking finished product though. Another happy client after a smooth planning process to subdivide their block.
05.01.2022 A new convent building in Bacchus Marsh recently designed, obtained planning approval for and just been to tender. Wings were created for this dwelling in order to create little court yards and maximise north sunlight to key areas. This building has some cool little features yet was designed to be relatively straight forward construction. Really looking forward to this build getting underway in 2019!
