22.01.2022 It has been a busy few days. We have leased 5 houses in as many days. There are genuine tenants out there looking to move ASAP. One of the new laws that came out on March 23 would only affect you if you have a granny flat. Unless you can get a separate bill from the supplier with the readings on it you can no longer bill for water or other services. This includes flow metres installed by Sydney Water as they cannot be separately billed.
22.01.2022 Today's new legislation pertains to smoke alarms. Repairs and replacements of hardwired smoke alarms must be carried out by an authorised electrician. Landlords will all be required to ensure their property is checked for compliance on an annual basis, ensuring smoke alarms are repaired within 2 business days, including battery replacement, replacing removable batteries every year (or for lithium batteries, within the period specified by the smoke alarm manufacturer), replacing smoke alarms within 10 years of manufacture, or earlier if specified by the manufacturer.

We also had our family Christmas lunch today as everyone is heading away early so we are all full, the fridge is full of leftovers, the kids are full of sugar and having a dinner of cheese and crackers while watching spongebob!

16.01.2022 How is everyone doing? I am lucky I already worked from home but my 2 new (small) co-workers are a bit rowdy and unpredictable.... New legislation started yesterday. Here is another change: Tenants may make minor alterations, fixtures, additions and renovations with the landlord’s consent, but the landlord cannot unreasonably withhold consent if the alteration, fixture or addition is one from a prescribed list in the 2019 Regulation.

12.01.2022 Snapfish printing are having a sale. between 40-70% off all their products. At the end of every year I download all our photos from our phones and other devices and put them in a book photo album. I don't spend heaps of time on it as it's lots of photos (512 this year) but I try and get the similar themed ones together. It's always amazing to see just what you found to photograph during the year and to be able to see it at a glance within 30 pages. I have 3 or 4 of these books now (plus extras when we go on holidays) and I love having them around. Such a great way to enjoy photos which would otherwise live on our phones. Www.snapfish.com.au

08.01.2022 One of the new legislation items is that rent increases will be limited to once per year during a periodic agreement when the fixed term has passed. This means you can only send one rent increase every year after the fixed term is over.
08.01.2022 Interesting article about the rights of agent. The last point is particularly important as gutters, high lights, etc continue to be contentious issues between landlords and tenants.

The Rural Fire Service (RFS) has announced that a catastrophic fire danger is now forecast for the Greater Sydney and Greater Hunter areas on Tuesday 12 November due to the worsening weather conditions.
