25.01.2022 Inspect the pipes in your home regularly to determine if all is well, or if replacing your plumbing is a reality and not just a pipe dream. Here are a few tips to make sure your water is running smoothly. Over the decades, the water pipes in your home gradually corrode. Eventually, replacing plumbing is necessary. If you dont, leaks may occurand possibly a flood of water or sewage that can cause thousands of dollars of damage. If your house is more than about 20 years old..., make it an annual ritual to look at any exposed pipein basements, crawlspaces, and utility roomsfor telltale signs of trouble. Check under sinks in your kitchen and bathrooms. - Look for stains on walls and on surfaces underneath plumbing pipes that indicate leaks. Even if drips arent apparent, stains indicate a past leak that signals future trouble. - Check the pipes for discoloration, stains, dimpling, pimples, or flaking, which are all indications of corrosion. If you find irregularities, bring in a plumber to do an inspection. - Watch for leaks. Even small ones that are easily repaired may be indicators that the time for replacing plumbing for your whole house is approaching. - Look at the colour of bathtub water when you fill itespecially after a vacation when water has been sitting in the pipes for a while. If the water looks brown or yellow, what youre seeing is rust, a sign of decay inside the pipes.

24.01.2022 Solid Foundations! Yeah Sure!!! Mr BM from Sydney became suspicious when the selling agent wouldnt send him any photos of the house before he signed a contract. 18.01.2022 Look whats hiding under my floor During a routine Pre-Purchase inspection, the IPI inspector found a pond under the kitchen due to a leaking waste pipe. This was brought to the attention of the property owner who confirmed that a handyman had recently repaired the bottom joint. However it appears the handyman failed to test his handy work and the waste has continued to leak for the past couple of months. The water was stagnant, breeding mosquitoes and emitting a very pungent... odour. 17.01.2022 One of our Horror Stories, which had a positive outcome titled: "Mrs. T was worried about some uneven floors" Mrs. T attended and open home on Saturday morning. There were about 30 people at the open home and had only 30 minutes to view the property. Mrs. T noticed the floors had some movement but dismissed this as being due to the number of people walking through. That same afternoon Mrs. T made an offer on the property and ordered a pre-purchase inspection. IPI completed t...he inspection on Monday. While inspecting the timber floors as part of the investigations IPI found significant structural failure of the timber floor framing in one room due to wood decay that was caused by water damage from a leaking downpipe on the neighboring property. IPI recommended the repairs needed and all repairs to the walls, floors, foundations and next doors leaking downpipe were completed successfully by the vendor. IPI was contracted to carryout a standard Pre-Purchase inspection as a condition of the contract. The IPI inspector found many poorly fitting doors, most door catches had been moved, plaster cracking over doorways, uneven and springy floors throughout. 09.01.2022 What Does This Mean? Mr & Mrs DG wanted to sell there home but were worried about the wall cracking in the back bedroom. IPI was called in to inspect and found the problem was rusted out guttering just outside this corner had leaked and caused the foundations to settle at a different rate to the rest of the house causing some subsidence cracking. Recommended repairs to the foundations, the framework was jacked back up to its original position, the gutters replaced, and Mr & M...rs DG achieved well over there reserve price at auction due to disclosing the original IPI report and subsequent repair invoices to all the bidders. 02.01.2022 IPI was asked by the sales agent to inspect and report on the house that no one could sell. This property had been on the market for two years and four different agents without an offer. IPI found the brick joint cracking that was evident in every wall was not a structural defect but a shrinkage defect caused by the original bricklayer laying the bricks when they were soaking wet. When they finally dried out each brick shrink ever so slightly and at some point the joints just... had to crack. There was no evidence of movement on any other component in the building. IPI recommended rendering the exterior. The cost of rendering $12,800 and on completion the property sold for $22,000 over the original asking price.
