A lot of chinese buyers buy sight unseen and they already dropped off before the pandemic due to purchase restrictions. My question is. Will all the buyers waiting for the market to drop so they can buy cheap, make a wise decision, or face increased competition when we come out the other side and wish they bought earlier?

Purchase price $688,000 with a weekly rental $570 per week. Hold price each week after rent and outgoings are paid is the equivalent of a slab of beer.

Longer than two years and you lose the ability to claim that money. You'd be surprised how much depreciation can be claimed even on older property. Forget about the so called property cycle many always quote, this spring is going to be a busy market according to most agents and so on. You never know what is going to happen until it does. Even if you're right half the time it's luck. Most people are lucky to be right 20% of the time with their predictions.

08.01.2022 It's been great being back in the saddle for the last couple of weeks and being able to get out and help clients with their proeprty purchases. Early in the week we negotiated the sale of a ground floor apartment in Burke Rd Camberwell for a retired pastor moving in to aged care. The other three in the block were owned by one family and we managed to secure a premium of $75,000 above our appraisal. We also purchased 86/8 Perth St Prahran off market. We missed out on number 75... in the block several weeks earlier which sold for $652. Our clients purchased one on the floor below, an elevated ground floor, with a great pool view over the garden courtyard plus a massive courtyard out the back for $2,000 less at $650 which means they also get to receive their state government stamp duty concessions of around $25,000 by purchasing at $650 or below.
