10.01.2022 Interesting times in Hobart Real Estate at the moment. Just my observation, but we have a hot market with lots of buyers and minimal stock. Many homes being sold within days of hitting the market and plenty of offers forcing the prices up. I heard reports of buyers being told not to include the building inspection clause because the vendor won't accept your offer - now that's living dangerous. Whilst we miss out on the initial pre-purchase building inspection, we don't miss ...out when the buyer takes possession and we get asked "What Does This Mean" or "How Much WIll This Cost" It must be soul destroying knowing you paid well over the asking price to secure the property only to find out you need thousands more to fix it. Luckily we have some very professional proactive real estate agents around Hobart who are using our "Fit-2-List" Pre-Sale inspections and making our Independent Property Reports available to all potential buyers. Unlocking the door on a vacant house in Port Arthur for a building inspection, next minute I’m waking up on my arse on the other side of the deck, door keys on the ground too. Two hours later I’m still shaking and feel sick. F&@k that could have been worse!!!... Update: - Paramedics are on the way, better to be safe than sorry, or worse! All Clear, Paramedics checked everything. All good to come home. That’s why they call me Lucky Leon.
