23.01.2022 QLD Market Update with Phil Levesque from FAL Property Group November 2020 The real estate market is facing a lot of uncertainty with the government’s stimulus package being wound back. However the Qld government just announced that its Moratorium on commercial lease evictions will be extended by 3 months, until 31 December this year. This will delay the tenant evictions that are unavoidable and so it will also delay the sharp increase in vacancies. There are many of what ...we call Zombie companies, where they are dead but still operating. These companies have been allowed to trade even though they are insolvent. Landlords know which of their tenants won’t be able to repay their debts and we expect that they’ll evict them at the first chance that they can legally do so. So early 2021 is when we’ll start seeing the real impact of these evictions. Retailers will likely be hit the hardest. This uncertainty in the market currently stops many buyers and tenants from making decisions. This seems to impact the larger scale properties more than the smaller one. Overall, rental rates have not moved backwards as much as tenants would like them to. Tenants expect a bargain but rates have remained quite stable. The inability to evict tenants have kept vacancy rates lower than they should be and so landlords have not had to give away tenancies at desperate prices. Some landlords who have wanted to hedge their bets have done below market deals for 1 or 2 years to get over the recovery period, but they are the minority. As for incentives, the tenants’ mindset is that they should be much higher. Landlords have had to give more incentives now than pre-Covid days, including slightly longer rent free periods. 03.01.2022 RECENTLY RELEASED NAB Commercial Property Survey - Q2 2020 Key highlights are outlined below.... The COVID-19 led economic slowdown had a major impact on commercial market sentiment in Q2, with NABs Commercial Property Index falling to an unprecedented -62 points (surpassing the previous low of -19 in Q3 2012). Sentiment collapsed in Retail (-76), Office (-68) and CBD Hotels (-60), but the fallout for Industrial property (-28) was comparatively limited. Sentiment fell steeply in all states, with VIC (-60), NSW (-63) and QLD (-49), joining SA/NT (-67) and WA (-63) in deeply negative territory. Expectations for capital growth for the next 1-2 years were pared back significantly for Office (-4.4% & -3.0%) and Retail (-4.7% & -2.8%), with falls predicted in all states. Industrial values are set to fall moderately in the next 12 months, but the outlook in 2 years time is positive. Office vacancy hit a 2-year high 8.5% in Q2, and climbed steeply in VIC (7.4%) and NSW (6.7%). Retail vacancy also hit new survey highs (9.0%), but industrial property remained insulated, with vacancy falling (5.8%). Supply over-hangs have now also emerged in all sectors, bar Industrial. 03.01.2022 JUST RELEASED NAB Commercial Property Survey - March 2020 The NAB Commercial Property Index (a measure of commercial property market sentiment) fell 8 points to a below average 0 in the March quarter. While the coronavirus is likely to have played some role in pulling sentiment down, the survey was conducted between 25 February and 23 March and pre-dates the impact to the economy and business confidence from stricter containment measures.... Sentiment around Office (down 3 to +26), Industrial (down 7 to +7) and Retail (down 2 to -27) property fell modestly during the quarter, but CBD Hotels were hit hard (down 55 to -38). Average capital growth expectations for the next 12 months moderated for Office (0.9%) and Industrial (0.9%) property but remain positive. Retail property values are expected to fall harder (-1.4%), with values lower in all states. With many tenants reportedly struggling due to the coronavirus-led economic downturn, the rental outlook for the next year is noticeably weaker for Retail property (-2.5%), with bigger falls expected in all states.
