09.01.2022 Saturday's auction results newsletter by Joseph Almasi - Infiniti Property - 21/11/2016 NSW AUCTIONS: 1307 CLEARANCE RATE: 77% SOUTH WEST AUCTIONS: 36... SOUTH WEST CLEARANCE RATE: 30% After experiencing 80% clearance rates for 3 consecutive weeks and with the South West hovering around the 70% mark, Saturday's decline in NSW's clearance rate by 3% and the South West's by a further 40% was a little shocking to say the least. After expecting much higher clearance rates, one begs to ask the question, why the sudden decrease? Putting 1 and 2 together, there was some negative feedback from the media which may have put a dampener on the results earlier on the week, particularly comments from Harry Oscar Tribugoff, Australia's richest man and a major property developer commenting on how Australia is in for a rude awakening regarding property prices with his prediction of the failure of Chinese buyers settling on off the plan units and China's implementation of policies blocking its capital out-flowing into foreign countries. I think one also needs to ask, how many of those 1307 auction actually sold for a premium price as was the rhetoric in the last 3 weeks. Vendor expectation vs market expectation vs the media all having a contributing effect to the auction clearance rates figures achieved for property. Its actually quite amazing when you comprise all the elements of the property market and how those elements affect pricing. Certainly a plethora of never ending variables that will drive a person to the brink of psychological melt down! An answer better left to the Albert Einsteins of the world i bet! Hopefully a much better result from the following Saturday's auction. Time will tell!

Again, we're most probably talking about a demand issue and a v...endor/buyer gap. The South West is undergoing a change with multiple land releases and major development projects currently underway with the South West Growth Center. Brand new house and land packages opening the door to more choice for buyers who are steering away from existing dwellings and opting for newer properties in the Liverpool local councils. Not a bad effort considering the lousy weather on Saturday. Either way, very good results, high demand and motivated vendors resulting in an above average result for this weekend.
