He will be odds on for the Lodge should the government lose the Wentworth by-election and its parliamentary majority this weekend. Labor’s policy to change the rules on negative gearing and capital gains tax for residential property will then become government plans, to be enacted perhaps as soon as budget night in May 2019.... Property investors therefore need to understand the detail and implications of these changes. But it must be done in a clear-eyed manner. Put aside your personal politics or your like or dislike of this politician or that politician. Be wary of the pronouncements of those who claim the outcome will be a disaster for property prices or those who say it will be wonderful for affordability. It is likely they are conflicted. As investors, we’re simply interested in understanding whether we can still make a sufficient return on our property assets or whether we should switch our funds elsewhere. If we can conclude we can make money, then it’s likely most other participants can as well, and the market will adapt without too much fuss.

21.01.2022 This to consider buying property again! Why ??!! #1 Bargains Galore... This is still a buyers’ market. We’re at a stage in the cycle where vendors are not getting the prices they’re after. Vendor discounting the difference between a seller’s initial sales price and the price they actually end up getting is at a cyclical high. This is still a market for finding bargains and negotiating great terms things like extended settlement and all that. These things become much harder when the market is hot. They’ll be much harder in 6 to 12 months. #2 Rate Cuts are Coming Why? Because rate cuts, for starters. The markets now have two rate cuts this year as a practical certainty. The RBA has made it very clear that rate cuts are coming the first will probably come in June. Rate cuts have consistently been the number one driver of house prices. When rates go down, people can borrow more and so house prices go up. It’s simple mathematics. The impact isn’t instant though. #3 Credit Taps are Back On Over the past couple of years, APRA the banking regulator has been the biggest influence on the market. It really came down hard on the banks, forcing them to tighten up their lending standards, and cutting back on credit. This week, APRA signalled it was willing to start backing off. The first phase of that will see them relax away from the 7% stress test. Until now, banks had to assess borrowers against 7% interest rates, even if they were offering them 3.5% and there wasn’t a snowball’s hope in hell that rates were going to 7% any time soon. Banks will still have to give borrowers a buffer, but it’s not going to be anywhere near 7%. This means that borrowers will find it easier to access more money. That in turn will feed through into prices. #4 Stimulus is Coming In the last week before the election the government announced a first home buyer deposit scheme. Effectively first-time buyers who can raise a 5% deposit can tap the government for a further 15%, to get them up to the 20% deposit most lenders require (and which means they can duck Lenders’ Mortgage Insurance LMI). It’s not a grant, but it effectively works like one, and it will push up prices, particular at the cheaper end of the spectrum. #5 Negative Gearing is Here to Stay And of course the big news out of the election is that negative gearing is here to stay. As far as the property market is concerned, it’s business as usual, and this will give the market some much needed confidence.

With the average property investor earning less than $80,000 p.a., this represents over 30 per cent of their annual take-home pay during those six months. In fact, with the average employed renter earning $77,761 p.a., they are in the same income bracket as the average property investor and are both equally at risk of losing their job as a result of the coronavirus (COVID-19). It’s not enough to just defer a landlord’s mortgage obliga...tions as the banks have done with small-business loans, according to Antonia Mercorella, CEO of the REIQ. The rise in property prices we’ve seen in the last few years has not been matched by wage increases, so by removing mum and dad investors’ rental income for any period must correspond with the subsequent waiver of their mortgage obligations for that same period for any protective measures to be sustainable, she said. We welcome measures that support the safety and stability of housing for all Australians and urge the government to consider the downstream effects of any direct action they take with regard to tenancies. Any relief in hardship conditions should also include protections for landlords. A larger problem on the horizon is in the case of a property owner who cannot afford to make mortgage repayments because their tenant can’t pay their rent. We already have property owners, particularly in Melbourne and Sydney, whose tenants are overseas students currently locked out of the country. Mr Kelly also called for postponement of mortgage repayments as the big four banks Macquarie, Bendigo and Adelaide, Heritage Bank and Suncorp, among others offer mortgage relief for impacted customers. The major banks have outlined how they are supporting those affected by the coronavirus pandemic and its economic impacts, including mortgage repayment relief and interest rate reductions. On Thursday (19 March 2020), the Reserve Bank of Australia (RBA), the federal government and the Australian Prudential Regulation Authority (APRA) announced a raft of new measures to support the domestic economy in the wake of the coronavirus outbreak. In response to these measures, the Australian Banking Association (ABA) announced that its members would suspend principal and interest loan repayments for distressed small-business customers for six months. All four major banks have announced they will also extend the ABA’s initiative to distressed home loan customers, enabling them to defer repayments for up to six months. The big four banks also announced other measures for personal and business customers, including interest rate reductions.

Following tonight's national cabinet meeting, Mr Morrison addressed the media where he confirmed a series of new restrictions are set to be applied as part of the government's efforts to combat the spread of COVID-19 on Australian shores. "In the retail space, auction houses, gathering together in auctions rooms, that can no longer continue," the PM said. "Real estate auctions and open house inspections, that cannot continue." These bans are set to come into effect from midnight Wednesday 25 March.
