24.01.2022 As i walked towards this set of lights i was spitting chips. It was Christmas and there is a very nice street we go to each year. See id already tried to propose to my wife 3 houses down from here. I asked Maria Karissa Player to take some pictures up close but she kept bouncing around too much for me to get down to one knee. So I got the courage up again and we stopped outside this house.... Had a client call 2 months ago. They were from this very same street. In fact it was either this clients house or next door neighbour. The client thought i was messing with them. Until i sent them the pictures from the night. Then they sent us the very same pictures from the previous year. 2nd settlement of today is this very same client. Refinance, got the rate down, restructured the loan & client is extremely happy. 22.01.2022 This one hits a little closer to home. A father of 2 gorgeous kids, going through a messy divorce with a custody battle. Trying to keep it all together with his job, renting and seeing the kids as much as possible. Trying to buy a home, but soon realising the prices of property closer to the kids is a little out of his price range.... We had to deal with: *OT - 2020 fin year 5k lower then last 3 months *2nd job *Child support going up since he lodged his tax *Max hours per week rule 55 hours *Low deposit *Hec's But we did the hard work, we compromised & the client got the result! This isnt a he said she said post. Its just a simple reminder of the pain and anguish that i also went through 6 years ago. I fully understood what they were going through. Just got formally approved under the #firsthomedepositscheme and exchanged successfully today. Booooooooooooommmmmmmm! This one meant a lot for me and i told the client a few times it was personal & why. 22.01.2022 Here is something to think on. Let's say you want one of these 3 to 4k cashback refinance offers. What is your opportunity cost? Live example.... 600k mortgage on 3.50% rate current rate. Lets say you want a 2.19-2.29% fixed rate. Some lenders can get this done and fully refinanced inside 3 to 4 weeks due to 1-2 day slas. These cashback lenders regularly blow out to 2+ months to see an assessor, many days to generate docs, do pre screen doc check and book settlement sometimes take 4-6 months to refinance. Let's say it takes 5 months total. Ie 4 months longer then the quicker lender. 1.20% estimated difference on 600k is 7200 a year or 2400 for 4 months saving. The gap is a lot closer then you think. We havent even discussed fees as well. Weve seen these lenders take an app and decline after 3+ months when you would know within a week with the quicker lender. Weve seen these lenders get flooded and half of the apps dont even know where they are at for half of the app process leading to frustration. Weve seen these lenders bump fixed rates up mid application affecting all clients who didnt rate lock because they didnt want to pay the fee 3 months into the application. Pick the quicker lender. 21.01.2022 I challenge everyone today. Contact your bank. Ask for a discharge form. Fill it in and submit it to your bank. Without engaging a new lender or broker. Wait for the retention team of that bank and see what they will offer you in the form of:... Lower interest rates Cashback retention deals Then if you're not happy after that retention call start the refinance process. Send me a message. See lenders have whats called """Back Book Pricing""". The system is set up so your rate creeps up over time. Then when you ask for a better rate the branch and over the phone has certain approvals on deals they can offer for existing customers The team with the best deals is the retention team. If you arent happy with their offer send me a message.

Since covid19 started a lot of these products were pulled. Great to have a few more options for the self employed of late. #playerlife

20.01.2022 This is a first, just spent 15 mins on the phone with a junior assessor who couldnt find the basic product in their system to use the right assessment rate on my clients app for servicing. Assessor - Ok go back to you bdm? My response - Why would i do that? Its your headline rate. Everyone gets that rate under 80% lvr. Its on your website and my aggregator software. ... Assessor - Ok can you do a pricing request? My response - Why do i do that your pricing tool doesnt allow us to select the basic product? Assessor - Ok our package product you could get 2.61%. My response - Why is that relevant we selected the basic product? Is this your first time with a client selecting this product? Assessor - Ok the senior can sort this out. #playerlife

17.01.2022 Makes me think of my clients last purchase in December. I called my close mate up and said you need to put xyz into acc xyz by xyz date. When you are doing the transfer call your conveyancer and confirm. Why?... Yes you have to. it is the only true way to confirm while you are going through with the transaction. Even loop me in if you need to. Between now and that time do not accept or proceed on any other instructions via email text or phone call with anyone else other then me and your conveyancer due to scammers. #playerlife Chris Slater Head of Sales & Distribution at AFG Australian Finance Group 2h 2 hours ago A quick note to the broker community that scammers have been very active over the break and if you can, we’d advise you to let your customers know under no circumstances should they be transferring monies after receiving an email from you or a lender unless they have called and verbally confirmed that the monies do need to be transferred and the account details. We’ve unfortunately had a first home buyer who transferred (and lost) their whole deposit after a broker’s e-mail was hacked and scammers posing as the broker sent instructions to transfer funds. Telling customers you deal with this golden rule is something I’d recommend, along with making sure you have the very best IT security you can. 16.01.2022 Brokers when a client comes back to you even if its within a clawback period and wants a better deal, dont lie to the customer then hope they will forget about it. The client is already speaking to someone else ie me in this case. The client screen shotted your sms and sent it to me.... I asked the client do you want me to be blunt and advise you exactly whats happening here? Client answered yes. The other broker is in a clawback period so they are lying to your right now in the hopes you will stay and forget about finding a better deal. What they are saying here here and here is wrong and this is why. Instead they should of either tried to offer you better fixed rates at that current lender or offer to re write the deal to make sure the client is looked after & the relationship is maintained. After i told the client this the client felt lied to. Her words not mine. The relationship was lost. Her words not mine. And i just left it. I said id rather be upfront and blunt about it and leave the ball in your court. Even if i lose your business. You let me know what you decide. I get it #brokers our job is hard enough as it is. Even better when another broker and another bank says clients max is 1.75 mill.... I got this client to 1.9 mil+. How did we do this? 1. Refinanced clients other investment property bumped the term out to 30 years 2. Reduced credit card limits 3. Used some of the cash available to pay down the current loan limit. Love it!
