Get the list: http://goo.gl/XPosvc The banks want stricter controls on apartment lending that include bigger size, better design, identifiable cash flows, and stricter serviceability terms. Any complex with over 50 units or 5 storeys is considered high density which results in further lending restrictions. The banks are also set to tighten valuation criteria.... Adelaide Bank now require apartments to have their own bathrooms, kitchens, laundries, windows in key rooms. Suncorp: limiting LVR for investment lending to 80% in 39 postcodes. (AFR)

22.01.2022 Australias estimated residential population has soared by 389,100, or 1.61%, to 24.5 million people in the year to March. Natural population growth is being dwarfed by net overseas migration. Over the year, most of the population growth came through net overseas migration (NOM), increasing by 231,900, or 2.4%. Natural increase, a figure derived by subtracting deaths from births, accounted for the rest.(ABS) Victorias population growth was the highest of the states. It rose ...by 2.43%, or 149,000, over the year to March 2017. A lift in net overseas migration and net interstate migration are behind the strong Victorian outcomes. (Michael Workman, senior economist at CBA. Victoria now has the strongest auction clearance rates, demand, and home price growth among the states and territories, (Martin North, principal of DFA) With around 75% of Victorias population residing in Melbourne, Workman estimates the city is growing by about 120,000 people annually. If this rate of growth keeps up, Melbourne will eventually surpass Sydney to become Australias largest city in the coming decades.
21.01.2022 Satisfaction levels amongst the big fours home loan customers has fallen marginally with a decline of 0.4% over the last month to 75.7%. In contrast, levels for non-home loan customers dropped only 0.1% to 79.8% during this same time period. The Commonwealth Bank of Australia (CBA) had the highest customer satisfaction levels amongst mortgage holders at 77.4%, although this fell by 0.7% over the last month. (Roy Morgan)

13.01.2022 Good morning, Just came across some interesting findings by State Custodians I thought I would share: Australian homeowners are failing to put in the effort and seek out better home loan deals despite slow wage growth and piling levels of household debt. Only 13% were always on the lookout for better home loan rates. 33% were apathetic about shopping around for a better home loan deal. 17% were unsure of how to proceed, although they want to look for a better rate. 16% hadn...t even considered switching. Younger borrowers were more likely to shop around for a better rate with 19% of Gen X and 20% of Gen Y looking every one or two years. Only 11% of those over 50 scouted for a better deal with the same frequency. Men (73%) were more likely to shop around than women (59%). The findings were based on a representative sample of 1,000 people across Australia. I would like to add, mortgage health checks can be performed by a broker to ensure you are on the most suitable deal. Perth: maximum 80% LVR for all investment lending apartments within 6000, 6004, 6104, and 6151 postcodes.

Some key points: Foreign buyers, almost all of them Chinese, are buying the equivalent of 25% of new housing supply in NSW, undeterred by local taxes or investment limits imposed in China. The trend is strong in Victoria as well, with foreign buyers accounting for the equivalent of 17 per cent of new housing. In Queensland, it is 8 per cent.... 08.01.2022 BC Securities has just launched one of Australias first 25-year foreign buyer mortgages for the settlement of apartment purchases with support from Hong Kong-listed Far East Consortium (FEC). BC has sourced more than $700m to lend to foreign buyers of Australian property. About $500m was secured from a warehouse lending facility with a foreign investment bank and $215m was raised in a debenture issue. The firm estimates that non-residents have committed to purchasing more than $20bn of Australian real estate, and many of these settlements will be due over the next 18 months. BC Securities will charge rates from 6.8% to 7.8% at a maximum loan-to-value ratio of 70%. (Your Investment Property)
