15.01.2022 as usual the naysayers are blasting away - full steam ahead, claiming doom and gloom as soon as the next few weeks. An imminent crash coming and long overdue. Surely we will all be able to pick up water front property at pre 1970's prices? (I'm dramatising for them and you) Why are "they" saying this (besides click bait)... 1. Government housing grants are coming to an end. 2. Job Keeper is ending. 3. Job Seeker bonuses are being ripped away from the unemployed. Let me tell you why the big bank predictions of 20% gains over the next 2 years are more likely to be the truth - than the dire predictions of the doomsday prophets. (ANZ just revised this to be 16% in Melbourne & Brisbane this year alone) 1. The Australian housing market is a substantial 20% or more (depends on which supporting businesses you include) of the Australian economy - this is too big to fail. More stimulus - if needed - is on its way (you heard it here) 2. The people relying on job keeper and job seeker are not largely owner occupiers and investors. 3. Lending restrictions that were imposed on financial institutions several years ago will be removed. This will allow easier / more aggressive borrowing as it places the responsibility of being able top carry a loan back onto the consumer. 4. Lending restrictions over the last few years has meant the newest and therefore most vulnerable entrants to the property market are financially sound. 5. Western economies are literally printing money which is predominately going to the wealthiest segment of society through managed funds etc .. but there is a flow on effect. This means more money available in the economy AND rising asset prices. 6. Immigration will resume eventually - just this week international flights have been flagged to resume - so it's just a matter of time. 7. There is still - and will be for the foreseeable future a shortage of supply - materials and land. ...so onward and upward with the property market for 2021 and beyond.
