14.01.2022 Do you ever wonder if highly paid consultants who prepare property market analysis and forecast reports are just making stuff up? I've just read 2 reports that are so different in their forecasts and provide ranges large enough that they have pretty good chance of the final outcome landing somewhere within the range. My advice, do your own research, go back to basics and leave the overly simplified generalisations to those people who just prepare reports, not invest in property!!!

10.01.2022 To Body Corporate, or Not Body Corporate? Seems to be a hot topic for me recently. So many people flat out say to me, "I don't want anything with a Body Corporate fee!" This attitude is often due to a lack of understanding what BC Fees are. ... If managed correctly, by a good BC manager, at the most basic, BC fees covers administrative items you would have to pay for anyway. such as: insurance, cleaning of common areas, maintenance. A well managed BC in larger developments should also include a sinking in fund for future repairs that may be required. Aren't all of these costs payable for all properties? Well, yes they are! What it comes down to is understanding the facts of each individual BC where you are considering purchasing an investment. Review the financials, check the fine print, be an involved member/owner and never take the agent's word for it! A property with a BC may have better capital growth prospects, may be more appealing to tenants and may be a better overall investment. These Investments should be considered on their merits and compared to other property types to make an informed investment decision, not be excluded just because you don't like Body Corporate fees...

06.01.2022 RBA Cash Rate Unchanged at 1.5% The Reserve Bank of Australia (RBA) has announced that it will leave the cash rate at 1.50% for yet another month. Governor Philip Lowe had this to say in his official statement: Conditions in the housing market vary considerably around the country. Housing prices have been rising briskly in some markets, although there are some signs that these conditions are starting to ease. In some other markets, prices are declining. In the eastern capita...l cities, a considerable additional supply of apartments is scheduled to come on stream over the next couple of years. Rent increases remain low in most cities. Investors in residential property are facing higher interest rates. There has also been some tightening of credit conditions following recent supervisory measures to address the risks associated with high and rising levels of household indebtedness. Growth in housing debt has been outpacing the slow growth in household incomes. So, what does all this mean for you? There have been a number of lenders, including the Big 4, who have recently changed their interest rates at their own discretion. Make sure to keep a close eye on any rate movement, and consider whether your current loan is the right one for you, right now.

I had a client last week miss out on an investment opportunity that ticked every single box you can imagine: below market $, vacancy in the area at 0.1%, 70 Owner Occupier and only 30% tenants, growth area, near schools, shops and 3km from Train station and POSITIVE CASH FLOW... but there was a slight sound of road noise in the distant background, so they didn't act! When Investing, what YOU personally might choose is not relevant. The decision should be based on research and statistics alone.
