Property values have fallen in many parts of Australia toward the back end of 2018, Whilst the Brisbane property market seems to be steadily gaining off the back of Melbourne and Sydneys slowdown. The combination of overseas and interstate migration is a major factor in this gain on Melbourne and Sydney. 12.7 percent of overseas migrants settled in to Brisbane in 2018. Interstate migration is up 50.5% from 2017 (+17...,426 last year). With Queensland being Australias #1 location for internal migration. This may be due to the lifestyle Queensland offers and the affordability factor, with Brisbanes median house price now far lower than Melbourne and Sydney. Houses in Melbourne cost $260,000 more for a typical house and $437,000 more in Sydney! Brisbane also has a higher rental return in comparison, which will likely drive more interstate investment into the city. What about the unit oversupply in Brisbane? Yes, there is still an oversupply of units. However, unit construction peaked in late 2016, with strong migration in 2018, heading into 2019 theres less concern. There was a 38.7% decrease in units approved for construction across Queensland in 2018 compared to 2017. With this vacancy rates are also expected to be lower in the new year. Looking ahead, BIS Oxford Economics has predicted Brisbane will top the other capital cities, with a projected property price growth of 13% by 2021. With the underlying market drivers now improving, Brisbane property market is likely to strengthen between 3% - 5% in 2019. Brisbanes inner and middle suburbs offer the best prospects of long term capital growth for both units and houses.
