25.01.2022 Not sure if I’m happier about being called ‘one hell of a Bonza bloke’ or the fact that one of the Mortgage Magnet members is getting clients draw to him and booked directly into his calendar within the first few weeks! Either way Bonza is a term we should bring back!! P.s. for our US friends Bonza is probably equivalent to awesome .... or something like that.
25.01.2022 It has been an interesting week on Facebook thanks to the US election. Some of our members have reported a slight drop off in activity as a result. Why am I telling you this?... Don't I want to sell you the Mortgage Magnet? I sure do. Any broker that's been in the industry for a while ..... or traded through volatile markets will see the value in having a healthy database of potential clients at their disposal. 23.01.2022 So dam proud of one of our new members. Andrew. Why?... One month in he has: Lodged one deal for $385,000. 2 more deals at valuation stage $1,153,000. Created a database of 153 potential customers. These results are a great base to build on. What I’m most proud of is Andrew’s attitude and determination to build his brokerage. I’m sure he won’t mind me saying that Andrew is a relatively new broker. After a successful career in the aviation industry, he decided to move in a different direction. When Andrew came to me he didn’t have a personal Facebook profile let alone a business page. No website. No fancy logo. Everything we’ve done to date is from a standing start. He’s placed his trust in me and I don’t take that lightly. He probably wants to punch me in the face the next time I say "execution over perfection". But if we’d waited for the logo, the website, the business presence, or for things to be perfect .. We’d still be waiting. 17.01.2022 Last weekend my family and a few others spent a great Saturday afternoon in the sunshine at Avalon beach. The middle kids skated in the nearby skate park while the older boys (me and a few other dads) had a surf and looked after our youngest. All the while the wives gas bagged non-stop and took photos. ... While there I was also keeping a close eye on the latest funnel we had launched a couple of days earlier. When I launch a funnel I don't just go "Hey man, here's your funnel.......good luck". I'm hands-on. Tracking it every couple of hours. Even keeping an eye on it while on weekend outings. When a new direct outreach came in I messaged Prashant (our newest member) straight away to see if he was all over it and the notifications were working as they should. He was all over it and the notifications are working as required. He is also off to a flyer. Less than a week in and the headline numbers are: 29 people have checked out the landing page. Of those 10 have opted in. A whopping 34% opt-in rate. Those 10 are being nurtured in a 14-day automated email sequence to come into Prashant's world when ready. 3 prospects have reached out directly to Prashant for a potential opportunity to write $1.61m A great result for one of our newest members.

16.01.2022 When I first became a broker, I made a choice. I chose not to rely on 3rd parties to determine the success of my business and livelihood of my family. I chose to specialise and serve only a small part of the mortgage market. ... Then, I chose how I would serve that part of the market. When I speak to brokers, they are basically all heading down the same path when they start. Family and friends. Referral partners. Referrals from past clients. Waiting for the phone to ring. It’s just been written in stone. That’s how it’s done. Of course, I did the low hanging fruit but after that I went a different route. I marketed myself. Put myself out. Telling the market 24 hours a day, 7 days a week, 52 weeks a year that I do one thing and one thing well. Refinance. I’m not going to say my choices are right for you, but they were right for me. I’ve now got a business that I’ve designed. I’ve become a specialist in my area. I operate 100% online. People seek me out. I’ve carved out my piece of the mortgage pie and created my tribe of followers. But I did it on my terms and I certainly don’t rely 3rd party referrals. What type of business do you want? 16.01.2022 I can still remember the day. The day I first saw an ad come up in my Facebook feed telling me I could use social media to generate a consistent and plentiful flow of clients ... and the best part was they'll be on-demand. All I had to do was slap up a Facebook ad and build a funnel and sit back and watch the money pile up. ... Take my money! So I brought the course and spend the next 6 months painstakingly building my funnel making mistake after mistake. But eventually, it was complete. Phew. Next was the Facebook ads. I still have nightmares about my early Facebook days. I speak from experience when I say there are two major problems with the courses on the market (there are a heap more than two btw). The First Problem: They are just that.... a course. Just theory. You still have to develop your own USP, learn how to write the copy and then build the dam thing. Coming from ZERO base knowledge you'll no doubt go crazy before you get it up and running..... or worse, never get it off the ground at all. 12.01.2022 We’ve all been there. Prospecting for referral partners. Time to cold call. ... You’d rather gouge your left eye out with a spoon than cold call but after 30 odd calls you finally get a bite, someone agrees to meet up. Can you make it to their local café in 30 minutes? Yeah, sure I can. The informal chit chat goes well and you even have a few things in common which make the small talk almost enjoyable It's a good 20 minutes before you use your Jedi like powers to subtlety steer the conversation to the possibility of their agency referring you business. Of course, you stress it will be a two-way street. You both know it won’t otherwise there would be no need for a commission split. So, the meeting boils down to this. The com split. How much should you go? What is their current broker offering? Do you go hard or offer the standard? You decide on the standard 20% and launch into your elevator pitch on how you provide the best customer service in the industry and even bring out the big guns.. I’ve got 40 plus lenders on my panel. 20% is agreed and you’re back to a bit of chit chat before you pay for the coffee and muffins and leave. Walking back to the car you give yourself a virtual high five and think yep he’ll use me. Two weeks later . crickets. Maybe he hasn’t had any clients that need a mortgage? You continue to wait for the phone to ring. We’ve all been there. But there is a different way. A way in which you’re in the driver’s seat and clients are drawn to YOU. 07.01.2022 Referral partners are great. A healthy stable of referral partners means you are good at what you do and people trust you with their clients. But that's just it. They are their clients. ... As quickly as they gave them to you, they can just as quickly take them away. Putting yourself in front of one or a few people to ask for their clients isn't a smart or scaleable way to run your business in my opinion. What would happen if one of your referral partners moved on, found another broker or retired? Or something happened which stopped the traditional way in which a particular industry conducted business. Would your income take a hit you could ride it out until you found another? I'm not saying get rid of your referral partners. No way. But you should add to them. In a way that builds YOUR business and generates clients directly. Building your authority. Building your tribe. Drawing people towards you and allowing them to book themselves into your calendar wanting your assistance. And book directly into your calendar they will.

05.01.2022 I've been doing this for years and it's just business as usual for me and my team. But like these new Mortgage Magnet members, I can still remember the day ..... actually for me, it wasn't a particular day it was actually over the course of a week. I'd just returned from a week in Bali for intensive training in all things social media, marketing, and business-building by one of the world's best (outside of the broking industry). ... 05.01.2022 I LOVE IT........ ..... when the marketing gurus claim that Facebook advertising doesn't work anymore and their 'new' strategy is the way to go. While advertising to you on FACEBOOK.... Read between the lines. They couldn't get FB ads to work. They don't understand our market. They've never sat in front of a mortgage prospect. Advertising on another platform won't change that.
05.01.2022 Let's talk about TROLLS. You'll get them ..... and if you don't you're not trying hard enough. My best ads by far have been kicked off by being trolled. ... My advice. Don't shy away. I like to mess with them. I've even turned a troll into a client. They are just misunderstood. Their mothers probably didn't love them.
