08.01.2022 Finally some Stamp Duty waivers for us Victorians!! This includes a stamp duty concession of up to 50 per cent* for residential homes valued at up to $1 million. It is for residential property contracts entered into from 25 November to 30 June 2021. Relief will be targeted at newly built or off-the-plan homes, which will receive a 50 per cent waiver.... Existing homes will be eligible for a 25 per cent waiver.

Interest rates are at record lows, but there is still a large variation between loan types based on the borrower's circumstances (investor v owner occupier, size of deposit, amount of debt etc). The graphic below, compiled by CoreLogic Australia's research team from RBA data provides some 'colour' on average mortgage rates for different types of loans.... Significant opportunities to still secure preferable rates and home loan packages!

The interest rate you can access is impacted by a range of factors including: Your credit score The asset you're buying... The amount you borrow as a percentage of the property value The loan and interest rate type - principal and interest, interest only, bridging loans, fixed or variable rates etc The combination of these factors might mean you can't access the one-point-something rate you saw advertised, but working with a broker will help you find some hot-rates that you're eligible for. BONUS FACT: how much you earn doesn't impact the rate you're offered, but it will impact how much you can borrow
