23.01.2022 SUPPLY AND DEMAND A shortage of properties for sale is resulting in higher prices. For example, a property appraised at $420,000 12 months ago would have sold for $400,000 - $405,000. One month ago it would have sold for $420,000 and currently today, it should sell for $435,000 to $440,000.... However, as soon as there is a reasonable choice of property in the market again, the prices will fall back to $420,000. If the market slows and there is an oversupply of homes again, the sale prices will go back to $400,000 - $405,000. This 5%-10% increase in sale prices will only be sustained while there is a shortage of properties for sale. It is not a sustained increase in the market as some people in the media would have you believe. It is a price fluctuation driven purely by supply and demand. So if you are thinking of selling, contact me now to take advantage of the higher prices and quicker sales.
